The reason why it (new home sales) shot up is because mortgage rates DIPPED low from mid July to mid August. (As the yield on the 10yr dipped.)
Think about this: I'm pretty sure the Fed Rate was (prior to July 17th or so) 1.5%, and the 2-10 spread was inverted by FIFTY POINTS.
That's unheard of. Usually, to obtain a 50 point inversion, Fed Rate would be at 5%, minimum.
This makes me want to short everything connected to real estate. Because the hammer is LITERALLY FALLING as yields (and the derived mortgage rates SOAR.)
The September report will be below 500k, and October might be below 400k.

I think new sales rose this month because everyone knows the interest rates are rising and they need to get in and buy their houses now and not wait a month or two. It'll slow down the next month or two.
