Hey this is tom and i just stumbled across the graham stefan house, tour believe it or not. On cnbc now i was just checking out the news checking out what's going on, and then i saw a headline that really caught my eye. Millionaire shares 1.4 million dollar home tour whatever, and i was like yeah, let's check it out, and then i thought it was graham stefan. I immediately paused it because i wanted you guys to come along for the ride with me, and i especially put on this t-shirt because i think we're going to title our video a little bit different.

We're going to title our video, a former russian former communist, reacts in disdain to current capitalist millionaire house tour. I'm just kidding no hate i'll, absolutely love, grime, stuff and love his work. This isn't about to be bloody or anything like this. So if you're just looking for drama, this isn't the video for you.

I honestly am really curious to see what his house looks like, probably how much he's paying for it the breakdown of the cost. I think it's gon na be a nice exercise because i know graham to be a very frugal and conservative guy. So i'm really curious to see what he did with this house and i think we can learn a lot from it and let's get started, let's go. I'm really pumped pretty much from the moment we looked at the house.

We knew that this was going to be it. The layout of the house was just perfect for us in the sense that, like my office was on one side, i had space for an aquarium at space for the piano we were able in the youtube legs. I'd like to put it where the notes, i'm playing youtube i'll, do a poll in the back, hey. You must be so hot out there.

Every time i open my door, i'm miked up like this dude is i'm just kidding. No hate, no hate, i'm just kidding. Obviously this is stage, but i mean every house tour is come on in welcome to the new house. I like how positive it is.

I really like, graham he's a nice dude. My name is graham steph. Wait. Did this just change, he was wearing white a second ago.

He literally changed. What are you marack harry how's, the changes bro, i'm just kidding. I think they shot it over a few days and that's why you see the wardrobe change, so they probably like batch produced a bunch of videos at his house uh over a couple days. I don't think he actually changed for the specific video, i'm stefan i'm 31 years old, i live in las vegas nevada.

The house is four bedrooms, plus an office and three and a half bathrooms. I paid one million four hundred and forty thousand dollars for it. I bought this house too uh still under construction, so it was like so i want to pause here because i i do want to mention two points that i think are really important. This is on the serious note.

So no jokes here so two things here that i actually noticed number one: five thousand dollars: that's his monthly mortgage payment and i'll tell you why this is smart. This guy is very conservative, so he's making about five hundred thousand dollars per month. Right now he's paying gross one percent of his net income. I wait not gross so one percent of his gross income on housing, so i'm assuming after tax we're talking about.
Let's just go for rough estimate, three hundred thousand dollars after tax, even though it's probably more so three hundred dollars after tax. He pays five thousand dollars for residents for mortgage. Let's say that he adds another, let's say: fifteen hundred in utilities and maintenance and whatever. So, let's say: seven thousand so five plus two seven thousand dollars uh with the three hundred 000 monthly net income after tax.

So, theoretically, even if you're talking about conservatism, he could probably go up to 30 of his net income on housing and still be a conservative guy. Even with this actual structure of his salary. So he's going way lower he's going for, let's say five plus two. Seven thousand out of three hundred so this about like what two percent two two and a half percent of his net income on housing.

This is extremely low. That means this guy is smart and conservative and the other thing i don't know if you guys caught i'm just looking at the video right now is that he bought the house early before the house was actually up and running before it was built. Basically on paper. That's actually a really nice trick if you can afford it.

If you have the money to put as a down payment up front, if you buy a house that early you're going to get a massive discount because there's a lot of risk in these stages of you know, regulatory risks flooding whatever like before the house is built. There's massive risk on the contractor, and if you buy that early, you eliminate that risk for them and you're going to get a massive discount. So if you can afford it definitely buying on paper buying early before the house is built, is going to give you a huge discount, i'm assuming he got it. What like 20 25 cheaper than what he would have paid if the house was constructed, but i don't really know, let's see if he mentions this later mid being built by the time i put down my deposit, and i had no idea really like what the floors Are going to look like what the kitchen was going to look like or anything like that, they showed us renderings and the renderings were really good, so it pretty much looks exactly as it is now yeah very similar wow.

Usually, when you see renderings it's much better than reality, but i mean the renderings they show way way way way he's living with his editor bro in russia. Once you have a live-in employee, you're, either an oligarch or drug dealer. I mean in russian to have a live-in employee. I mean you made it bro.

I mean, i can't imagine it being much different in the us, but once you can afford to house an employee in your house, and i mean you made it bro and i'm not talking about the fact. You know a startup nation where people are slipping on the couch. This is like legit legit, like he's housing, a human being over there. That's impressive good work, graham so one of the coolest things about this house that i've heard because he's young, so they're saying he's making all the mortgage payments himself, because it looks like a 14 year old he's a millionaire of course he's making the payments himself.
I mean he can buy cnbc at this point, he's making all the payments himself he's. Not a kid is wrong with the people who wrote these headlines he's a millionaire. Is that it's big enough for all of us and it doesn't feel cramped like we could have friends over, we could have family over and we actually have space for them in a way that we just didn't have before. Okay.

So here we go exactly like. I said i said six to seven thousand, and so this is one thousand property taxes, i'm assuming another grand like in all around utilities: maintenance, blah blah blah blah blah blah blah blah blah blah. So, there's probably let's see if if they detail that here, but i think it's seven thousand all in all the people that buy these houses and they're like okay, my mortgage payment is four thousand three thousand two thousand. They forget about property taxes.

They forget about utilities. They forget about maintenance, uh, it's a lot of money, so smart guy yep, here we go hoa fees, welcome to vegas 600 yeah. It adds up so truth, be told. I work 99 of the time inside and i really don't notice where i am this.

Guy is a workaholic machine. Now he puts out videos at the alarming speed. So as a fan, i can actually tell you that it's 100 correct, i mean the dude works all the time and his work ethic is unbelievable. Damn i mean i could be in alaska right now.

I'd have no idea because i just i sit in a room all day. I make youtube videos i'm on the computer. I i could be anywhere so i with that same same emotion, same vibe. For me, 100.

I don't really notice too much of like where i am inside, but then once you go outside, i love the fact and look at his face. It looks like he's, like oh light, like a vampire. Oh, it's the same thing for me when i go outside, like i'm stuck in the house all day, working um, i completely vibe with that that there's absolutely nothing. I wonder what he drives.

I could leave somewhere friday and it doesn't know two hours just to get five six miles come on. If this house run la it really depends on the area. It's in, i would say gosh. It could be anywhere from two million to seven eight million dollars depending on what area, if this were in the same area that we moved from.

This would probably be minimum 4.2 million dollars and probably the most 5 million dollars he's a realtor. So you know he knows his yeah sounds about right: the hunt. Okay, it's actually a really funny story. How i got this house here, but i had a friend in las vegas and he was showing us around the area, and he mentioned that he's building a home and the home next to his was for sale and we're really good friends.
And we do a lot of work together and it just so happened to work out that like wait, a second he's next door and i could buy this house and we could live next to each other. Is that jeremy? Did anybody know if that's jeremy from financial education, the friend sir, that was just the coolest thing and we honestly we fell in love with this house and it worked out perfectly and now we're neighbors. I got under contract in summer of last year and then since then, the property values in this community have gone up like 15 to 20 percent. It's insane, so this would have been 20 more had.

I waited until today to buy the same house. That's inflation! For you, boys and girls, i love i was counting money. I got a 30-year fixed-rate mortgage at 2.875, which is unbelievably low. I think inflation is probably going to be higher than that.

So in a sense it's basically like i'm getting loans free money. You know what he's talking about right, so he's talking about he's, borrowing, money at 2.8 per year, inflation worst case scenario: inflation would be 4. I think it much much higher than that over the course of 30 years. So let's go for the lower end.

Four percent per year - inflation for 30 years, which is, i think, it's gon na - be higher. Even at four percent per year. The dude is making 1.2 percent by getting this money for free, so he's getting the money at a lesser interest rate than the inflation he's. Actually getting paid by the bank, essentially which is kind of a nice hack, if you get it that cheap.

That was the way i looked at it. Oh, you know what we got to turn this on, because at some point i'm sure some of you are wondering why why don't pay for the house outright? I mean you're, making six to eight million a year right. It's it's! A 1.4 million house just buy it. He just showed you why taking a loan sometimes is a smart decision.

If the money is cheap, how could i forget the neon sign to smash like button for the youtube algorithm, so i spent about a hundred thousand dollars on furnishings and can i get a don't smash? Nothing, don't click, nothing! Neil sign. I think it might be pretty cool, then, on this side, what i noticed a lot of these like big, expensive mansions, all have handy walls, so we kind of created this here with a candy counter. I, like it some of these douche bags. They have like alcohol there and just to show how rich they are, putting candy kind of gives it a little nice vibe.

I like it, and now we have the main bedroom this way. So we got a lot of space. This is a pretty big bedroom. It's not completely finished yet across this side.

Obviously we have windows that just overlook the entire hillside, so on either side we have walk-in closets and then over here we have the bathroom. It's massive. You can house the entire russian national hockey team in this bathroom. This thing is bigger than my apartment.
What the hell look at the size of this bathroom, i'm not used to my face. We got a cute shower here, like 15 people in there two sinks large mirror, then obviously the the bathroom. Why would you want to do it so now, on this side we have uh, we've definitely maximized the space here, we're trying to be very efficient, so this room is a dual purpose. We open it up and we have both the laundry room and alex's office.

So, as we can see, we got these bad boys right here and then alex set up his desk right here, because it wasn't we, we got too big of a laundry room. So this was one of the huge selling points of the house was that there was a garage that was already built attached to this room, so this room, they call it a man cage. Oh yeah, i can see i i saw a glimpse of the door, so it's a garage. I was like put a car.

This brick wall off. You have the outside the difficulty back here is. It gets really windy at night, yeah, nice video, so i'm guessing uh. More house touring uh nice, nice, nice good.

For him i mean i really like the house um. I would do a little bit of a different design in the entrance, so he put an aquarium there in the entrance. I guess it says a lot about who you are, you know, he's a calm person and he's trying to have that chill. Vibe um, i think i would have put in like a huge tank like you, walk in there's a little, not not a fish tank like an actual tank with the turret, and if i could hire like a actual russian soldier to sit there 24, 7 and scare.

The living of people that come in would be epic um, i think in my office i would have probably parked something classic like a zaparojit or a muskvitch or some old russian car, maybe something from the 50s um other than that. I love the house. It's beautiful! I mean i mean, what's not to love good for him. Nice house he's definitely living within his means.

I mean you would think that this is flaunting or flashing, but i mean the man is making six to eight million a year and is pretty modest. I mean 1.4 million house with that kind of money coming in every year. It's very conservative, especially when he actually took a mortgage out so like his dad. A lot he's.

Definitely not an idiot he's a smart guy, as you can see, his taste of house is a little bit different than mine, but i mean not. Everybody is built for a tank in their hallway, but i mean let's get us to like 500 000 subscribers. Maybe i can do a house tour with a tank.
