In this video I answer a lot of burning questions, why are house prices still rising? When is the housing market going to crash? And how big the housing market crash will be.
House prices are still rising for a number of reasons, demand is going up due to stamp duty cuts, low interest rates and schemes in place to safeguard jobs and extending mortgage holidays. Supply is falling due to a sharp reduction in new home completions and the lack of ‘oversupply of homes onto the market’ as unemployment is fairly low.
In the short term I do think prices will continue to rise while the world hasn’t entered a second lockdown. However, in the medium term I do think another lockdown is likely and therefore the housing market is likely to crash.
Theres a lot of data out there at the moment on how far the market is likely to crash. Some sources say 4-6%, some sources say 7-8% and some sources say 16-20%. Some sources such as estate agents are likely to provide a bias opinion so they can continue claiming their commission.

I would be interested in knowing what your thoughts are on what the government/ housing association might be doing with the properties which they currently own as essentially the local boroughs have huge financial deficits in their financial planning and one of the easiest ways for them to get hold of cash could be from selling properties. Do you think the government may offer incentives in order to get more tenants to purchase property from the council/housing association as well as trying to help out on sales during the housing crash?

    This is the government still bailing out the banks. Furlough and the new wage bail out is done to bail out the banks. Why is it not means tested. I had to stop work due to a heart virus. I would have got benefits but did not because I had a pension. Those that have had Furlough could own 50 homes and would get bailed out. A disgrace and abhorrent attack on the poor. Bail out the rich to poop on the poor. Why should someone living in a 2 million pound house get bailed out when ex servicemen are living on the streets. A bail out for the rich is not acceptable.

    The big unknown however, is how the government and the BoE may respond. New help to buy, mortgage interest relief, negative rate all may have an effect
