    Great video – another detail, I think, is the decrease in energy prices is only on paper. Gas prices tick up every week and Bidens release of strategic oil reserves did nothing to lower prices. Washington State is going forward with another gas tax increase on the consumers effective next year….as usual, all you need to do to help reduce prices is get the government out of the business of picking winners and losers. Allow the market to function.

    If I'm not mistaken, 90% of mortgages in the us are 30-years fixed rate so how the increasing fed rates are impacting them ? And the big businesses, if they have a variable rate, are protected by swaps or rate caps. Higher fed rates impacts new buyers creditworthiness and subsequently a demand for new homes, but it won't crush the market.

    House prices have always been manipulated, look at all the policies and banking products to pump them over the past 10 years. However, manipulation was never for the benefit of the people, and now its clear to see their hand. They're going to take everything. Will take a couple of years for all to see, but pretty clear to me.

    I think itโ€™s also worth saying that the number of people looking to move has also massively reduced, due to the fact that interest rates have risen so highly. If you have an interest rate of sub 3% then it would make no sense to move; only if we see the economic turmoil we are expecting and mass rise in unemployment figures might we then see a large decline in house prices. Unless Iโ€™m forced financially to move I wonโ€™t.

    Itโ€™s also worth mentioning that shelter is a 6-12 month lagging indicator making up 30% of the CPI. We now know that the cost of rent and property purchases has started to decline, so this should also help drive inflation down, not to the 2% mark but hopefully below 6%.
