We bought the property in June 2019.There was a lien attached to this property since 2014{ a demolition bill of $12,770… by County}. The County has mistakenly assigned that bill to the wrong address. This issue had not been corrected until sometimes in 2017.The lady at the Office of Tax Commissioner said that we are supposed to pay that bill {$12,770 by December 20th 2019}, even though that issue occurred well before we purchased that property. She suggested that we talk to our closing Attorney whom we closed the lot and the Title Insurance. So, could you give us some advice . Thank you so much

You can increase the interest rate to 4.00 and cover the closing cost. Essentially you will be paying it month to month $35. for closing. If you only stay 12-18 months, 35*18=630 it will be much less than 4800. You would make 366 per month 366*18=6500 I would wait until they cut rates later today.

Would probably suggest asking your lender for a slightly higher rate above PAR to receive Lender credits covering all if not majority of closing costs + escrows (if you are escrowing) so any savings you do start receiving arent subtracted by closing costs. However savings overall wont be groundbreaking if you are planning on selling in the next 12-18 months.
You benefit from having roommates that probably pay most of your mortgage anyways. Correct?
Raise the rent on all those other guys in those bedrooms 50 a week. That’s 200 times what 4 guys per month. Then you’re making it easier to pay the current payment. Where are they going to go get the life they’ve got not . So no need to refinance any loan . Um do me a favor and don’t let those other guys read this message.

Depends on how sure you are. One way it's about even. The other you save money and have more flexibility if you want to change your mind.
Just a small video idea for Ricky that came to my mind (please don't kill me if it is bad)… Us sending Ricky a screenshot of our trading strategy and having him tell us what's good about it, what's bad about it and how we could improve it. Basically, in the screenshot, we could show the stock's course, the instruments we use, what signals we interpret, and in which way we read them. To make it easier for him, we would mark the signal we see, where we open our position and where we close it. I understand that trading strategies can be faulty when applied to other stocks or timeframes. Still, I just feel like it would be an excellent opportunity for the viewers that are interested in the trading styles and learning curves likeminded people are having. Maybe it could help many people improve their own trading strategy. I would personally love to see it, even if it is a short 5 min video.

I work in mortgage origination and I would say it would be worth it just due to the fact that your mind could change un a year and your house would make sense as either a primary dwelling or an investment property to hold onto. Hard to say exactly not knowing the local rental income vs. your monthly payment. Also if you want to refinance for let's say a 15 year term it could be worth it just in equity difference when you go to sell the property. my 2 cents.
Careful and be aware of certain requirements of your loan otherwise you also could lose money. I lost money trying to refinance just to find I wasn't eligible due to the 80% loan to value threshold.
If you planning on selling with 6 to 12 months don’t do a refinance bro
FED will cut interest rates, so you can take short term loans and lower your interest rate even more. Especially when you do not plan to hold the property for longer time. In Germany it is absolutely crazy at the moment. You can get 10 year loans for 0.5 percent and 30 year loans for 1.5%. Not such a big difference any more for a lot more of time and safety.
