    Just sold my house thursday..3 family i bought in 2019 ..bought for 400…sold for 640. Ya those luxory homes over a mil are the ones dropping faster.Congrats for your family ..you should see some negative equity the next 5 years when the market corrects even more. Arizona is one of the most over priced markets in the entire country. In waiting till maybe 2024 to buy again one this house of cards collapses.

    I never tell my realtor or the sellers realtor my buying price without the seller present . I prepare all the information I can about there house after viewing it . Then I get all the information Ricky talked about on paper . I do a presentation of everything to the seller in person . I leave all the paperwork with the seller . This let's them look at my reasons later for the lowball offer in private. By law all real estate agents are to present every offer to the seller . It often doesn't happen because the agent doesn't want there commission being lower . I'm glad I watched the video with the websites he used . This will make it easier for me to get information I can prove to the seller . So they must setup a meeting if you ask for a in person offer . By the way I had a high school teacher that was big on preparing yourself for the smallest thing . Present yourself in the best way possible . He started with how to look your best during a interview . His class wasn't just during school hours. You had to come back after school and do a interview with him for a job . If you came after school and listened to other kids do there interviews you got extra credit . He did only gave out two grades A and F . You had to be prepared everyday . I can't understand how people come to interviews with there hair dyed purple . Anyway I've had great success with this method . Come On People Listen To Ricky .
