So how much did I make my first month on? Airbnb What's going on guys? It's Ricky here with techbook Solutions and I'm not even just gonna talk about it I'm going to show you my listing and I'm going to show you the numbers and also my first month wasn't the best month. uh, it's actually this month in the month of February Uh, this is going to be the most I would say real time I would say Airbnb data I Hope that for those that are maybe on edge of maybe starting your Airbnb or short-term rental portfolio that this can provide you some insight. He's a real estate investor and he's actually the one managing my Airbnb Um, and this wouldn't be possible without him.

so if you have any specific questions about Airbnb he's going to be your best bet and he's very accessible and you just have to send him a message over Instagram and I'm going to link it down below so let's get right to it. I Don't see why I over complicate this so I want to show you guys um I I asked them for like some screenshots just so you guys can see. Kind of like what the average breakdown of this is. Uh, this was on mobile and it shows that oh you know a seven a night stay out of full price is like 2500 but then they get discounts if they uh you know rent it out for a longer period of time.

So I end up being able to take home 1700 on this one. Um, this one was 1300 although the original was 1500. So I'm just going to go down the list. uh a night a nine night stage originally 3 400 but again 858 dollars in savings and that means that we take home around 26.53 This one was a 750 two-night stay and this was 737.

Um, this one was 26.25 for a seven night stay they saved a thousand dollars. They only have to pay 16 82. Now this is where I would say most of you are going to want to pay attention. You know, my first month ever on Airbnb was renting it in the month of February right month of January I kind of started getting it all together I guess I can make a video of you know what all goes into getting an Airbnb Airbnb ready? I can make that with my business partner Nick Paladino So you guys can drop a thumbs up and comment down below if you would like to see that.

but this is pretty much a breakdown on my uh income for this: Airbnb For the month of February of 2023. it's under 50 occupancy meaning that for most of the month at least more than half it's not even occupied. You can see that on the first, second, third fourth it was not occupied and then it actually I mean we posted it literally at the end of January but it looks like from the 6th to the 12th. Uh, we had one big stand again.

those were one of the listings that I showed you there. it looks like from the 15th and that's right now right all the way up to the that looks like they check out on the 19th we have a stay there and then it looks like on the last day of February we have the start of a new one which is a pretty big one but I didn't count it. So just so you guys can do the math, I mean I wanted to be able to show you uh what that actually means so let me actually go down one more and this one's a month of uh March but before we even get to that I wanted to show you what it actually looks like on the end chemist. So I wanted you guys to be able to see of like okay how long are they staying here and how much do I get to take them? this is after to my understanding this is after all of the fees that Airbnb charges.
This is what I get to take home and this is seventeen hundred dollars. Uh, from Adam's staying from this six to the to the 12th. Okay, um, and then it looks like we had these things blocked out. Uh, 15th to the 19th, this was thirteen hundred dollars.

So that alone. So just those two stays and again, less than 50 occupancy. So if you live in an area where you think that you can get more than fifty percent occupancy, um, then your rates or your income could potentially be much better than mine, right? So this is less than 50 occupancy and uh, this is right around three thousand dollars. And the reason I'm sharing this is we do have this one that starts on the 28th and I mean this is a huge one.

Twenty six hundred. but I'm not going to count that because realistically, it's probably gonna just add 300, right? It looks like the average was 325 325. This one's probably 325 for the start of, um, this listing. So maybe I'm right around 3 300.

Uh, with these three listings and just including the one day of the 28th for so for the month of February, I'm right around thirty three hundred dollars in income after all of the fees that Airbnb charges. Now, one thing that I want to compare this to is something that you know as an investor I would have to compare it to a traditional long-term rental. And what I mean by that is? Well, what if I didn't have it on air B and I rented it out to a family right for a 12-month lease. My average rent rate in this specific area is anywhere from 2000 to 2500 My mortgage on this property I bought back when I was 20 years old in 2015.

My mortgage is very inexpensive. It's a thousand, uh, seventy six dollars if I'm not mistaken. Um, so my take home in in that case would be right around two thousand dollars. But what I really wanted to compare this to what I think would be most of value for all of you guys is how does the Airbnb income compare to a traditional long-term rental income? Because that's normally that's probably why you're watching this video.

Should I go? You know, kind of this newer route of an Airbnb or should I just go on the traditional side and do a long-term rental. So at least for my first month, I am making more on Airbnb than I would on a short-term rental. But just like you know, there are high months and there are low months. But let me explain and right now we are entering the high months of Arizona right which is where my Airbnb is at.
What I want to show you is my what this is already booked out for for the month of March So March hasn't started right? We're right now at February 18th, 2023. Right now, March has a 59 occupancy rate right now. My income for the month of March is right around 5300, so nearly double of what it was for the month of February and I Thought that this could provide some insight on. although my first month is still better than what my average rent rate would have been on a long-term rental.

Now we have March and March is going to be one of my most popular months. so I would expect that by the time that March comes around right now, we're right around 5300 take home I'll probably be right around 6 000. Now the great thing about this is I expect to be at around a 2500 to 3 000 average income from this Airbnb for the next 12 months, right? Because obviously this is an amazing month. from five fifty three hundred to six thousand dollars.

If every month can be like that, I mean why wouldn't you go on the Airbnb you know, uh, side of things. But just like anything, there's a high months and then there's the low months. And we still expect on the low months because of the location of this specific Airbnb to even be at the lower end of two thousand dollars. Uh, a month of income And that would be what it would have been on the traditional side of things.

So um, you know you live and you learn and I'm just excited to share my experience and what I've been able to take from now having a short-term rental. Uh, and not just long-term rentals right? Uh, the the thing that I really like about this is now that we have this property on Airbnb Um is that you know a lot of you guys that have been following me for some time I have my commercial building uh in Chandler Arizona right? our trading headquarters. Uh, we always have people that want to come visit but never know. you know what hotels to book.

I mean my Airbnb is like 10 15 minutes away from my HQ So if you've ever wanted to visit Arizona and you want to visit the techbids HQ Again, what better time? we now have the Airbnb set up and not just that, I mean I wanted to show you also what the listing looks like I thought that would be a valley for you. Um just so you can see that this is not a crazy you know huge house that is making 3 000, uh, nearly 6 000 every single month. I mean it's a fifteen hundred square foot home it's located in I would say a very very nice part. a very quick quick like an area in Gilbert that's growing very quickly and I'm very grateful for that, but we didn't do anything crazy right? I mean if you look at the listing it's We've updated the house, but it's not anything insane.
um and I guess I can cover some of those updates um for this specific house but it's literally nothing crazy. it's just a clean, simple house where someone can come on in. you know, enjoy their stay And that's really just it. This isn't a super, uh, insane house that's like, you know, six thousand square feet, modern, nothing like that, and again, 225 a night in comparison to what some hotels rent for.

Um, well, you know, do you want to stay at a hotel or would you rather stay at a, you know, three bedroom? uh, two and a half bath? Airbnb right? and I Think that's the really cool thing about this? Um I Only have this Airbnb posted because of my business partner Nick politatum. So it's this ugly guy that you see right on over here. Uh, Nick also manages his own Airbnb and then manages someone else's Airbnb So it's something that he's taking on on the side. Uh, he manages mine.

He manages his and he manages someone else's Uh, so if you're in Arizona and you're either thinking of converting your long-term rental into an Airbnb or you're thinking of buying or buying a rental property or investment property to turn into an Airbnb if you have specific questions that you want to ask him, even if you want him to manage it I'm sure that he would entertain it. He doesn't charge a crazy amount, it just takes a percentage of whatever it is that it makes. And for me, it's easier because I don't have to be. Hands-On Uh, he got everything dialed in for me on what the property needed uh, to be posted on Airbnb right? So I'm making sure that it has all the amenities that someone would want uh, that is staying at that Airbnb and he's considered to be a super host on Airbnb.

So uh, to kind of summarize this video, uh, how much did I make on my first month on Airbnb I made Thirty three hundred dollars a month is not done yet. but pretty much thirty three hundred dollars is my take-home and in comparison to my average rent rate, that would have been around two thousand to maybe 2200. So I made an additional one thousand dollars profit in comparison to a short-term rental. And then for the month of March I'm projected to make nearly double that nearly at six thousand dollars right now, locked in at fifty three hundred.
