Why do you have washers and dryers in flip houses? If its not built in dont have it in the home. Stove dishwasher and microwaves are sometimes built in so you should have them and maybe if you replace them install the new units only after closing to avoid the thieves. Maybe just have a leaflet laying around where the unit goes to show the buyers what will be there. If they want to rob you again it'll have to be for a toilet or door ๐ for real dont have no shower curtain window curtains or anything if it isn't bolted nailed or glued down dont sell it with the home.
4k loss is a sort of breaking even when you think that he did well in his 39 other deals!
The loss he took daily with time is what he's not putting into account. If I was on a job for 3 months and lost 40 bucks a day I would be like way over 60k down if not way more. Time is worth way more than money and to waste 3 months and no make a dime is a huge loss. HUGE. All the time business wise they should of made 60 or 80k in that time span,

So youโre one of the reasons for the insanely escalating and unaffordable home prices in AZ. Speculating the stocks is fine. But speculating with peoples basic needs like housing. I think that takes an especially greedy and shortsighted person. Unsub.

This is the real risk of flipping homes. It can be very profitable in a fast and rising market. And it can be a time and money loser when the market is falling. It is about risk/reward management. You have done really well Ricky. Keep it up bro!
At least you are not getting caught like a lot of people did back in 2008.

Ricky — I live in a city where you can't buy a house for less than $1M – $1.5M. The fact that you are buying property for $300k is like a joke. I'm sure your insurance covered the cost of your Break and Enter. Rent the place out, and recoup your costs.
