To be fair, properties all along the Pacific appreciated at a much greater rate. On another note, it’s interesting that gas prices from 08-10 in CA inflated big time in sync with the recession. This time it’s the exact same thing but war. Dem control both times too. Literally the same age as Kevin and I remember gas in HS in SoCal was over $5/g in some areas already. Had a ‘94 Land Rover Discovery back then drinking $90 of gas every 4 days.

…I would say the data does not accurately represent the market here in San Diego.:: I am seeing the really trash properties sold for cheap while quality properties are coming to market fully priced..: problem is that the percentage of trash properties being sold versus quality properties which are stagnate due to the jump in rates creates a misalignment…people are only interested in selling if they can get top dollar…and ofcourse some ‘need’ to sell. Mortgages will be back down to 5% by next summer…from LA TO SF, people are moving to always sunny San Diego to flee crime and defacated streets…and everyone who left Cali for Boise is wondering why…😂

Great point. SoCal real estate is so volatile (goes down quick and recovers quick). prices have come down ~%10 from March-April ATH in San Diego and it’s so difficult to hold myself from not buying an investment property now😅 I remember negotiating %4-%10 over asking few months ago, now negotiating %3-%10 off of list price and the crazy thing is, it’s getting accepted.

Hey Kevin!, real estate here in Duluth Minnesota and up the North Shore of Lake Superior is still quite stable and affordable for most buyers with na national scope. Though, it still attracts mostly a local crowd for buyers. I've seen an uptick in new home builds and a slight downturn in pre-owned which has gotten worse..

If the feds keep the interest high and are slow to remove the hiked interest the prices will undoubtedly drop. Depending on how long that takes we could see lower market than pre pandemic, I believe it'll be much lower than pre pandemic.
I'm glad I got into crypto when I did because it’s been a turning point for me financially, been my best decision so far
