Hey Tom great video! The price matter is I think the most hard & sensitive part of the whole process but we solved it in our market, eliminating all the ugly work to convice the seller about price by making an approved third party appraisal report wich we included in our fee. And with the help of that appraisal we always start on the market with a little under the minimum price to create the auction effect!
Tom FYI, my boyfriend still has his blackberry! He has to buy a new battery every year but just can’t give it up! One day his world will come crashing down! He’s a civil engineer yeah, that type, lol! Love this thank you for posting it!

The stock analogy is good – however remember that the real estate market is far more inefficient than the stock market – the single most important factor in determining whether a seller receives the highest price from the market, after location & condition, is the agent they hire to represent them – because it is the agents job to harness the power of the market and to bring its full force to their seller's home – agents are not all the same, some are better than others and if the agent they hire doesn't have a comprehensive strategy specifically and intentionally designed to garner the attention of the buyers (and agents) in the marketplace and get them excited about the seller's home then "tens or even hundreds of thousands of dollars will be missed"

I love the Old Market vs New Market analogy. "In the Old Market I used to be able to build in 'x amount' of cushion. In the New Market we need to be pinpoint accurate. We don't want to get lost in the sea of inventory." I am practicing this one to use on my listing appointments this week.
