    Great video! I have a 1982 property that fell out of escrow at $849,000 last Just and is not selling at $749,000. DOM showing 45/and accumulated 100. Should I cancel listing , wait 91 days and do minor renovations and relist in Jan-feb 2023? Thanks! Sarah

    Great video. What happens if you have a property in a desired neighborhood, but it is old, not updated, priced high, and the sellers don’t want to do anything to make it more “compelling”?😃

    We have done exactly that with the plan you put in place. Our home was above, at and now we are at below fair market value come June my house is going to be on the market 2 years. Even with the price decrease feedback is the price is too high or buyers want a finished basement. We have had a showing every week even during the holiday season. I feel as though our home will never sell. What gives now? I’d love to hear your thoughts.

    Hi: I have a land listing that is in a neighborhood that is … just phasing out mobile homes. (The town says no more mobile homes in the town of Brooklyn.) Most of the land is wet except for what is cleared, which, is just under an acre. We have been on the market for 22 months. We just came down to $37,500. My client has done the A-2 survey, perced the lot, cleared it, put the loom pile in, the silt fence, the driveway, and had the lot approved for a non-engineered septic. (It's a Connecticut thing – septic systems.) I have had so much interest and everyone wants to put a mobile home on the lot while they build. (Which means they will take a long time to "build" their house.) I am at a loss. I have been advertising on LandWatch (and my MLS migrates the listing to that website so it is in there twice) at $35 a month. Pretty much all my commission is gone. After taxes, covering my advertising (I have also done 4-5 print ads), I will barely have enough for a tank of gas. What should I do to get this sold? Should I tell him to build a house on it? He really does not want to do that. He wants to unload.
