I am 23 years old and i am a real estate entrepreneur, so with it being on market, we are licensed as well, so we're able to represent ourselves as the buyer and get the commission. So our biggest deal was an 86 000 wholesale, where we also got 25 000. This commission, so over six figures in total net profit. So i flip houses.

I wholesale houses, i'm a traditional real estate agent. I have some rental properties. We have a staging company. I kind of do everything in real estate yeah, absolutely a mixture of wholesaling and fix and flip they kind of go hand in hand.

We're able to find these deals that are just you can't pass up as a flip. So now, how do you find deals in comparison to the average wholesaler for sure? So this big misconception in this investment side is that you have to have a team. You have to have this cold calling business. You need to spend all this money in marketing um, while that is definitely one route.

My focus has been more of the agent outreach and actually working with on market deals on the mls. So what does that mean? Because unmarked at an off market might be a little strange for someone that might just be getting started, um how? How would that be viewed and very like broken down to someone that if i was an absolute beginner, how would you explain that to me yep, so the difference between off market and non-market is off. Market is typically direct to the seller of the property, whereas onmarket is with a listing agent that is representing the seller in the transaction. Uh we've only taken a loss on one wholesale deal, and it was actually only the earnest money that i lost.

Aside from that, we haven't lost any money on any flips or any wholesale deals ourselves, so earnest money deposit is the way that kind of shows how serious you are in a transaction. It's what allows you to open up escrow with the title company, and that gives you the equitable interest in it, which allows you to wholesale our earnest money that we lost in. That transaction was only twenty five hundred dollars, and it it just is what it is. Sometimes you got ta eat that cost definitely yep.

So we did the right thing in this transaction. We made a commitment to the seller that we were going to be purchasing the property. My team had locked it up too much and we couldn't wholesale a deal. So, during our inspection period, we can get that money back, but because of the commitment i made to the seller, we just made sure that they were able to take our earnest money, and that was our way of saying: hey we messed up, but we wanted to Do the right thing wow, okay, so on in reality i would say almost the average wholesaler probably would have just walked away screwed over the potential seller, but you and my company yeah yeah, made sure that you, you paid your dues awesome so to get started.

Wholesaling again misconception is that you need all these systems processes money, you don't you just need to have a cell phone or a laptop reach out to agents. That's kind of my specialty is agent outreach. At the end of the day, what i teach people is on the investment side. The hardest part is finding a good deal on the traditional side of being a realtor.
The hardest part is finding a client. So if you can go find a bunch of agents that are going to work on your behalf to go and find these deals, whether it's on market off-market, pocket listings or even their sphere of influence, the opportunities are endless by working with someone. That's actually in this industry full-time in the trenches, uh super super good question. To find my first deal i actually signed up for a course called astro flipping with jamil damji and josiah grimes.

I took the course super serious again. It's not necessary to get your first deal, but because of how committed i was to that program, it took me about a month and a half for sure. So a lot of my success just comes from my why i want to be able to provide for my family, my friends and those around me, and so for me. Once i started actually accumulating a good amount of money, i was able to realize that it wasn't the money that was able to create this opportunity.

For me, it was more of just being able to provide lead way for the people on my team and those around me and, as you start making the money, you realize that the money isn't what it's about it's about, making an impact yeah. So it's a mixture of follow-ups with agents, follow-ups with previous offers from the day before all, while obviously scouting through the mls, trying to find that next opportunity. Yeah. So my day is a little bit different because i wear a lot of hats with all the different companies, but i would say like when i was first getting started.

It was a mixture of like getting in at 9 00 a.m and i'd be working until about five or six, but it'd be a mixture of kind of remote as being also in the office um. There is no right way of how to schedule it. I would say if you were looking for a timeline of how to do it. It'd be probably doing the follow-ups in the morning then doing outreach to agents because they probably won't answer their phone first thing in the morning and then following it up.

Lastly, with submitting a bunch of offers, okay, i would say that there's a lot of limiting beliefs with people with working with agents. It's not a very common route for people to go. For me, a lot of my success came from being a traditional real estate agent. First, i had the understanding.

The hardest part was finding a qualified client. So once i was able to kind of reverse engineer and put my own process and spin to it of saying, okay. Well, why don't? I just become the client. There was no ego.

I always teach on my team there's no e and e, there's no ego and there's no entitlement. So if you can break it down and understand that these agents are going to work hard on your behalf and they don't get paid until the deal is done. They're going to work for you with you and together, you guys, can grow and create this win-win situation for both the agent and the client. So you guys both end up becoming solutions.
Absolutely so we buy most of our houses cite unseen. A lot of people will target day one on property or day one on market properties. I do that a little bit like you were saying it's a little bit difficult to get those deals under contract because there's so many eyes on it so quickly. So a lot of times you do have to give up the representation of yourself and that that transaction to where the listing agent gets a dual agency, representing both sides, um incentive for that yep exactly and so.

For us, our specialty is actually working properties that are either one very, very specific niche, where it's going to be like 10 plus days on market in a very hot city or zip code, or it's going to be properties that have been sitting like 75 to 100 Days that just aren't moving just like on the off market side, you're trying to find motivation, i'm looking for a specific situation where a seller may need a cash offer to come in and help them out. Okay, that's a good point, so being a realtor! First, absolutely was kind of my leg up the biggest misconception. People have on the investment side, too, is going to be escrow and then contracts. What i was able to understand being a realtor was that contracts are fixable with an addendum and title, or an attorney will tell you if they need something else, so i got rid of those limiting beliefs right away and then the other part of that too, is What i always tell people to go do is get licensed first, so just like, when you're going on the investment side, when you're trying to find a seller, that's willing to give you a good deal.

What's the most common kickback, they want too much money. So then, i just flip my hat around i'm like hello. Now i'm a realtor, so now you have another way to be a solution for them where maybe they can get top dollar and you get to represent them as a listing agent. I think that's huge because i mean, like you said, that's a double whammy, more tools on the tool belt, yeah.

Definitely so a lot of people that do this strategy they just submit offers we like to make sure that we're building rapport with these agents, because at the end of the day, they're human, we're human it. It has to be a win-win situation. I want them to feel comfortable, accepting my offer a lot of times we're coming in under the list price. So, if we're just submitting an offer and not reaching out to them, it's not going to be accepted.

So your conversion rates can be a lot lower if you're, not picking up the phone and talking to people. Aside from that, i actually don't use a script. I just use a lot of the experience that i have. I understand that at any given time there are so many different variables that can be thrown my way by an agent.
I should be willing to snap and be like okay, pivot, pivot pivot, so the most common kickback is to be. Oh, that's not going to be accepted or it's too low. So the question i would just ask the agent is okay. Well, i see this has been sitting for 30 days.

If it sits for another 30 days. Is that bottom number still the same? You start to figure out what the motivation is in the situation of the seller and then, more importantly, like i said, create a win-win situation for both of them. So awesome i like that so um when you're going off market and direct to seller a lot of times. The hardest part is just finding the yes i'm interested in selling.

It's not even talking about price point. It's not even talking about their situation! Motivation! Anything along those lines, so on top of that, when you're calling people that have specific motivation - you're, not the first person to call them today, i don't want to hear anybody say that oh i'm, the first person that got in contact, i just got the door knocking Whatever the case is your odds of getting cussed out yelled at blocked sued, whatever the case is, is a lot higher than when you're calling an agent where i just said the hardest part is finding a client. An agent should be very excited, they're, going to be encouraged, they're going to be motivated to help you because the minute they get a client like you, you're, probably the easiest transaction they're gon na work with in their entire career. Because of the intention right.

Absolutely it is to sell and you are the solution, correct, yep and so agents. I mean they're just they're all about the win-win situation, and i can tell you again thinking like an agent when you're going and finding a client you have to find someone. That's going to qualify to be able to purchase, you have to find someone, that's not going to buy a car and know the transaction and blow it all up. You have to find someone that has to get through the inspection period without asking for everything.

That's going to blow the deal up too, you have to hope the house appraises. You have to hope that the financing stays contingent through the entire process until the rate gets locked. There are so many variables that are just difficult for them as a realtor representing a client where things could fall apart, that aren't even in their control being a cash transaction. There's no appraisal.

We have a quick, close we're able to create a solution for their seller and their clients, or even if they have an opportunity that they wouldn't have had in a normal client.
