    Just to be an advocate for people who are a little alternative here, when you meet someone who likes guns and tattoos and what not and they are really clear and open about it, thise are the people who will absolutely take care of your property. They may have a different lifestyle, but if they are open and honest about that lifestyle with you, its very likely theyll be great tenets. The problem with this guy isnt his lifestyle necessarily, its the lying and shadyness of him.

    Started from the beginning, watched to the very end. Horror stories like this kept me from ever being a so called "Landlord" I have very little trust in people. What I do is rent a room out in my house. I live in the house and can see everything going on. So far only had one bad experience, she put her head in the wall. She left a few days after then her and her BF robbed my place. Luckily I had insurance that covered all my loses.

    It may have been bad but it was good that it happened with your first tenant so after that happened at the very start you were already learned on that type of situation happening and how to avoid such happenings again

    Why in the world did this guy not report any of this to the police.? If you report the garage is being used as a grow house the cops will read it and arrest him and that’s the end of the tenant

    I know a lawyer who represents landlords and landlord tenant disputes and I referred him people over the years and as the tenancy almost always turns them down and send them on to a person who does work for tenets. However one time I sent this guy to him and the guy told this lawyer his story and the lawyer says I don’t do tenant work, but just for kicks who is your landlord? And the tenant says Mr. Smith is my landlord. And the lawyer says, “well you are the one tenant I’m going to represent, because Mr. Smith is a landlord who owes me money and he’s trying to cheat me out of money he owes me so I’d be happy to take your case and how long would you like to stay in the property? The guy says two or three months would be great. The lawyer says I’ll tell you what I’ll get your four months and then I’ll get you paid for leaving. Sure enough four months later the landlord paid the guy $15,000 to move out and he paid his overdue lawyer bill. When I asked the guy how long he could’ve kept the tenant in he said probably 14 or 15 months because the guy was also going to declare bankruptcy so that makes it even longer if a tenant is willing to do that. He told me he never would do that except in the situation where somebody owed him money and was trying to cheat him in which case all bets are off which seem fair and reasonable to me. He said when he has a case against either a good lawyer for the tenant or an unscrupulous lawyer for the tenant he always tells his client the quickest and best way is to pay them to move because otherwise your pay lawyer bills for months and The process especially in California….. is horrible and can amount to tens of thousands of dollars by the time you’re done. Not to mention that tenants nowadays will literally cut open the walls and take all the copper pipes out and take all of the electrical wire out and they sell the copper. So even take all the toilets and all the appliances and everything so it looks like a crack house by the time you get in there. This is why you have to have a contract designed by a lawyer which favors you as the landlord in cases where the tenant doesn’t pay rent and also you have to check references and credit reports. You would be amazed how many times guys will come to rent a property and they will offer three or four months in cash and landlords will sign them up without checking out anything.

    i'm sure you don't want to pursue it further, and it's unlikely you'd get anything out of the extra work, but you can always sue in civil court for the damages. you could take it to small claims if you don't want to involve a lawyer.

    That would never have happened in Texas. My family had a tenant threaten him in a similar way and he isn’t around anymore. Criminal tenants forget that Castle Doctrine laws work in interesting ways both ways when it comes to renting property.
