Hi Tom, I have an OSA on a 3 line mojo dialer for about a month now and we are calling on FSBO, EXPIRED and JUST LISTED/SOLD on mon, wed, thu and fri from 1pm to 4pm and then 5pm to 8pm. I use Rebogateway to get the calling lists. We are using these scripts; "free home values", "we have buyers", "let me show you how we sell for more" and "let me send you market updates". I personally drop by and follow up basically with anyone who says they do want to sell (but not with us). I just started trying to implement video follow up with bombom/covideo (on free trial with each) For some reason we just CANT produce good leads…. I really want to make this marketing campaign work for us, any tips??? Please help.

To answer your first question: I rely on my broker ALOT, just ask him..lol. I am about a year into the industry and I believe that a broker is one of the most important tools for me to use in dealing with transactions. To answer your end of video question: A few issues I am facing as a sales associate would be 1: how to explain to a seller/buyer that the price they want to sell/put an offer in is too high/low. and 2: how to work my database more efficiently. The last bit you talked about really opened my eyes on quality and not quantity of my database contact.

I have a monster database that I have been growing most of my 12 year real estate career. You pointed out having a smaller db that you can build the relationships is the way to go (which makes a lot of sense) How do I dig through the monster db for a leaner version? Should I re-label a few at a time inside my current crm? Do I pull from the monster db and enter into a new crm? Use mailchimp (or something similar )?
What are your thoughts on keeping everyone in your phone? too much? Am I over thinking?

Hi Tom I am a real estate broker and have been working to build my team and my database this year. I have been tracking how many contracts written, phone calls/emails made. I have also spent marketing dollars on zillow/trulia leads. I am finding some difficulty with turning those leads into sales and was wondering if you had any tips on the how the marketing and phone conversation should go?

My biggest challenge right now is what is the best way for me to profitably grow my business – This year I'm did 5x what I did last year and now do I stay lean, do I get an assistant now, later, full time, part time, shared with someone, outsource through a 3rd party company…? thanks Tom. love watching and listening to these videos at the gym while all the other gym zombies watch all the negative "news" from around the world on the TV screens. my challenge is knowing what the one this is at each moment. whether I should be knocking, calling, working my database, organizing files and office, responding to general emails, working on marketing etc. as a one man show in the direction of growth and so much in the "could be doing" pile, I never know if what I am doing is right and worthwhile.
