Mistake #1: Not getting a credit card when I was younger
I didn’t get a credit card until I was 21 years old. This set me back massively when I wanted to get a loan to buy properties in 2012 and couldn’t qualify to buy anything. Lesson learned.
Mistake #2: Not properly researching a tenant before signing a lease
Worst real estate decision I’ve made. The tenant ended up growing "substances" in large-scale qualities in the garage, stopped paying rent, and then vandalized the house before he was evicted. Do your due diligence when signing a tenant.
Mistake #3: Not having a social life when I was younger
Making friends and keeping friends is work, and it’s worth it to put the time in to keep in touch. Otherwise what’s the point if you have no one to share your success with?

    Awesome video! Thanks for sharing! One of the biggest mistakes that happened to me was about 15 years ago when I bought a property taken away from a prior primary buyer, not paying the mortgage. The property has been with them for generations. I closed on the property without any insurance, thinking that I will put insurance later that day after closing on the deal since it was a cash deal, a cheap deal under $40,000, so I didn't mind or was not concerned with not having insurance at the moment. Well, the day after closing, the former seller try burning the property down. He started a fire in the living room that did not thankfully burn the whole property down. So I decided not to look back and add to the rehab budget, fixing the house's burn area. Once I was done rehabbing it, almost ready to put it on the market, the previous owner returned to the property and burned it down completely. At the moment, I wanted to have insurance, but because of the incident, no insurance company will give me coverage anymore, so I lost my investment completely. So my advice is always to get insurance no matter how cheap the property is or how quickly you believe you will have the property for.

    Im curious what happens when someone vandalizes a property before they leave it. Ive heard this type of story a lot and I always wonder if they get fined or arrested or what happens because when someone tells it it seems as if nothing ever happens to those people.

    I’m in crippling cc and other debt and I advise my teenage kids to stay far away from them. To you this would be a mistake, but I think it has more to do with maturity. 18 year olds should definitely NOT get credit cards if they are not getting them to be ambitious and be an entrepreneur. That’s not most 18 year olds. I think it’s good advice for most 18 year olds to stay out of debt.

    I can totally understand, and agree, that only being focused on one arena of life can make you a shell of a person…in the short-term. But I want to encourage to also take the perspective (you don't have to adopt it or "hold on to it") that your experience from 18-21 was an INCREDIBLE investment in your future self. I mean, here you are now, the future you from his perspective, and you probably could consider yourself retired early if you wanted to. You have friends. And you can make more. You literally have the next 55+ years to focus on your social life if you want, or any other area of life. Throw on a T-shirt and jeans and buy a little beater car and go out to a bar. See if you can attract friends and women without them knowing you're a multimillionaire. Make a game of it. LOL. Anyway, that's a game I'd like to be able to play at your age. I'll have to wait until I'm 50 or older because I've had setback after setback in my investing life. But, now that I'm really on track, it will become a reality. Thanks, Graham, for your insight as always. And, yes, I smashed all aforementioned buttons, bells, and whistles.

    I also remember feeling alone in university. I moved back to my native country and had difficulty understanding what everyone around me was saying. Not only was I unable to communicate properly, I did not understand the cultural differences and how it was impacting someone's impression about me negatively. It took me ALMOST forever to make friends. I would envy other students who have such large group of friends and stable relationship.

    Curious, did you try other lenders when you were denied? I got a mortgage with no credit score.
    I have cards now but started out like you thinking I didn't want once but was still able to get a mortgage.
