    I'm going thru my course work now. Love the videos Graham!! If you price it at 610, you're losing tons of buyers that have a budget of 600 & under, it wont show up on the search. If you price it at 599, that includes all the buyers with that budget. Plus, the buyer can try to squeeze another 10-15 more from the lender. Dont quote me on it lol still learning but just my opinion….

    The problem with sellers like this is they can take up your time with no results. Remember your 80/20 video about the buyer who took so much of your time. These people are difficult. They aren't realist. I wouldn't even work with people like this. There are too many buyer/sellers out there willing to listen and take your advice. Don't waste your time on the 20% of most difficult people taking 80% of your time.

    Hey Graham I started cold calling FSBOs yesterday with no clue what i was really doing as its only my 2nd week as an agent but i was able to schedule an appointment with a seller of a 695k house after just the 43rd call. I have access to over 2000 FSBOs in my area and it seems like there could be a ton of potential if i spent most my marketing time on the FSBOs.     Happy Monday! Keep in mind, this is a real example of a real situation which every single one of us has been through and will go through as a real estate agent. I do my best never to sugar-coat anything, never give false impressions that this is an easy get-rich-quick business where everything always goes to plan. Just like anything else worthy of making money, you WILL mess up. You WILL make mistakes. Things won’t always go according to plan. But what’s important is that you continue learning from it and getting better over time. You can’t make an omelet without a few broken eggs 😉
