With hurricanes and flooding in Florida I wouldn’t buy anything there. Insurance companies are pulling out and rates are going to skyrocket. Maybe try another State.

Be careful. Insurance is getting very expensive in Florida(much higher than California) and many times not even available on homes.

Air b n b was great last year but this year its over even though it's off season its slower than expected switched to month to month market getting a $1000 month per room furnished with utilities. That's where it's at in soflo these 20 to 35 year Olds are priced out getting there own places they need turn key housing with flexibility. Kevin love your work ! Hey Kevin, Why are you using local brokers? Most states it is totally ok to represent yourself. By removing a buying commission you can clearly save money by offering even lower. Seems you are doing all the work finding deals, learning about areas. Is it really worth the 2.5% commission to have someone key you in, and write up a deal. Seems wasteful when you are deploying so much capital.
