This is my experience evicting a squatter who would not leave after suing him! When it comes to evicting squatters, the 5-Day Notice to Pay Rent may be your best option for removing a squatter. It gives the squatter two options: pay all due rent or move out within 5 days. If the notice expires without them paying all due rent or moving out, you can move to court and file for their removal.

Check out this house. This is actually the house in buckeye that we bought uh uh that we had to evict forcefully evict someone he was a drug dealer he a bunch of drugs everywhere. We had to take him to court. We sued him we won the case nick.
What has been done welcome in so this is ten days in on our full renovation. Here. We spend five thousand dollars in just cleaning this house out from dumpster fees to labor for removing everything. But we're moving along very very quickly.
I'm happy with the progress pretty much um flooring's done baseboards done granite. Countertops are done we have a lot of the uh. The drywall that's been hung and ready for texturing um. So this is pretty much what you guys are seeing right now.
I mean we're moving so freaking fast on this house. We have a new crew that we hired specifically for this house. It's a three man team that works seven days a week. Which is just insane.
And hopefully we'll be done within the next two weeks here. But breaking down the numbers. We picked this up for 247 000. After closing costs.
We're estimating to put in about 40 to 45 000. On the full renovation start to finish. We're estimating based on our arv. Which is 450 000.
About 20 000. In closing costs. Which yielded. Which yields us a potential profit.
Margin of about 130 to 140 000. Was it all worth it i think so so far so good on the renovation. We have everything locked up. We have cameras set up so hopefully.
It's smooth sailing from here on out can you show us my favorite room in the house. Yeah. Let's go have a look so. This is an interesting story when i first evicted when we first evicted the tenant.
We had sheriffs kick down the door they searched the entire property. But they did miss one area. And i want to kind of explain it to you guys so this is the primary bedroom closet. And as you guys can see there's all these holes in the wall the the squatters.
I would say actually built and framed out a dummy wall that started right here they framed it out they textured the drywall and completely closed off this back area of the closet. They left about a three by three foot entryway and they actually put a dresser in the way of this. So we had no idea that there was actually an extra little room back here and someone was actually hiding in this when i was walking through the property on my own the first time ever. Which is was really concerning for me when i found out that i was actually back here.
But we cleaned this up we were debating on leaving it for the next homeowner. But i don't think it would be good for resale. No i don't think so. But um overall so again the timeline that nick has given this project is estimated to be about two to three weeks for it to be fully done and then ready to be posted in the market are we gonna stage this one we're gonna stage it just because of the arv of it yeah so again the estimated or the goal for the arv is around four hundred 000. That's definitely on the conservative side especially with interest rates rising. We want to make sure that we can get it on the market and sell it to make sure that it's move in ready for the next family uh. You know that wants to take over so if you guys have any specific questions about this experience. Again.
This is the house that we bought back in february late february. You know it was the back and forth of having to sue the person that was squad in here they made a fake lease agreement we won the lawsuit they were supposed to get out by a specific date. We got a call from the police really from the sheriff saying that there is a dispute outside of the house. We're like well no one's supposed to be there the dispute started because the squatter was trying to sell a fake pokemon card for 150 instead.
It was worth 1500. The guy that you sold it to was upset came back with a gun. Obviously. The altercation started and that is what led to the forceful eviction.
It's a crazy story. We've never had a challenge like this ever presented to us so. If you're experiencing something like this and you all want to ask us specific questions. I just don't understand who would live near a house (neighbors) knowing this drug activity and suspicious behavior exist, what kind of neighborhood is this.

Same thing happened to my friend in Casa Grand, had to re-due whole interior. It might be little far but areas like Cottonwood/Clarkdale are solid investments and less issues with shady renters.
