Hey Graham, I really don't mean to disrespect but you said you saved up $175K from being a agent before buying your first rental property, did you really save that kind of money from being a real estate agent or did you have other streams of income? I sort of find it hard to believe that you saved up about $175k from just being an agent as you said that it's very inconsistent.

8-9 months of being a realtor before your first sale! It seems long, but I'm willing to be patient and learn before I earn. In Australia, if you're under 18/wanting to enter the real estate industry there's a "Certificate of Registration (Property)" that allows you to sell/lease property, which I'm currently doing! I'm still in High School and have followed your tips on visiting open houses and talking to agents. As soon as I finish High School (4 months) I'm going to succeed as an agent, and when I do, I'll have you to thank for sharing your experience!
