I made mistake number 5. Was very naive and outright stupid when buying my first home. Bought off a piece of sh*t of handyman that did a terrible job everywhere he touched. On top of that due to the state the market was at the time I massively overpaid.
I can’t forgive myself for buying this house. I was done wrong/taken advantage of by every single party I dealt with during the process.
Real estate agents, settlement agents, bank valuers, all these people can really f*ck up your life and the long awaited dream of buying a house.

Water damage is always the first thing I look for. Most of the multi family properties I looked at had water damage that was creating structural issues and black mold. The one I found that didn’t have water damage and just needed interior work, the guy wanted $100k more than the thing was anywhere close to worth.
I found one with water damage and black mold coming through the walls. I walked away from it and realtor told me someone put an offer on it the next day 😂😅
