Get a new camera man
Light wood shade, textured vinyl 6" planking where there's carpet upstairs. A family can use that space for kids entertainment area.
LANDSCAPING
If possible i think you should get rid of the carpet all together, in my opinion it will give this house a more luxurious feel. Might be a lot more expensive but considering what it's worth it should be a great value add.
Turn that open room into a gym/workout room!

Make it a full base room and game
You should turn the office into a bar or a cinema
The master bath needs a much better double sink—more counter space and should be higher up; also may want a makeup area for a woman
The downstairs area NO carpet–some tile or other luxury vinyl as you are coming in from the pool–should be bar/game room/ pool table type of room and floor will get wet
maybe even have a beautiful aquarium on one wall as it will be a hangout type of space
The upstairs room that was weird office should be extra tv room or gym area but leave some space for a small office or work space
The red sink you may be able to use in a guest bath or the upstairs bath between the 2 rooms but not in master bath

I do not like that red sink at all. But weirdly, it kinda goes with that master bedroom area. Plus with the budget purpose, I say leave it.

and ricky about the sink, i know ur buddy said budget wise we should keep but if u think its an "eye sore" anybody looking for this type of property will think the same… I agree with you, the red dont seem right in that room it might be worth it to swap it out.. i dont think people buying million dollar homes are "looking to renovate" just my 2 cents 🙂
