There is an addressable market called divorcees. Why do you not have a divorce or probate attorney campaign? I call it really expensive lunches for listing opportunities. What does it look like? You create your list of a player and b player divorce attorneys in your town. Probate same thing: you: what do they call it uh j in new york city? They don't call them probate, they call it estates right estate, sales, same thing right, so probate estates.

You create your list. You narrow it down to 20 50 100. Based upon your bandwidth, then you see if you have any linkedin connections, facebook, friends, mutual connections. So it's not a cold! You with me on this, but hey! You know, lisa doyle.

I know lisa doyle. She thought i should reach out to you, etc. You call and introduce yourself you send them a supple package with a cover letter that would include the map of your sales. All of your reviews case studies how you market, maybe even a link to say, go check out my 718 videos on youtube.

As an example, now all of a sudden they're becoming a little familiar with you, and then we create more familiarity, more frequency, more follow-up. I look at it this way, guys anytime, i can get one client that can generate 10 15 transactions a year. That's a worthwhile marketing endeavor. What do you guys think now? Could you get rejected by these people? Could you how many of you in the room have ever been divorced before raise your hands? Well, just call that guy or gal, hey, remember how you made a bunch of money on me and i was you know, kind of pissed her.

In that whole thing, i got a way you can make up for it right, i mean think about it. So the photos are great: okay, obviously, for sale by owners and make me moves. What do we know for every 10? You go see. Three are already close to hiring an agent write this in your notes.

There's a company downstairs called fizzber f-i-z-b-e-r. They send you every fsbo in your market, scrubbed phone numbers, everything you need, here's what's cool about them when they called me three years ago and said: hey we'd like to come, beat your events. I was like screw you, you guys, are a fsbo company, you're the devil, you're the enemy and they're like. Let us explain on the 61st day after they launched their listing on our site.

They start calling us and saying: hey, it's not working out. Do you have any agents that you recommend that's an interesting distinction when you're talking about 4 000 fsbos a month? That's a lot of data telling you on the 61st day they're now thinking about you who created frequency, familiarity, authenticity, relevancy and trust. So you get the business common sense, another one ken pozak check this out baby. I think you should have your seller write a letter to their neighborhood saying we just sold our home and we've decided to move, and we got to tell you about our agent ken.

So you ready hey neighbor. I wanted to send you a quick note and i'm going to use ken, because ken did this and killed it about ken pozak, as you may or may not know, we moved from to georgia for a job promotion. We interviewed three other agents to sell our home here in irvine terrace. We chose to work with ken because his marketing plan was more thorough than anybody else we interviewed and he proved that he had the most market knowledge.
The thing that impressed us, the most about ken, was his consistent communication, his negotiation skills and his understanding of the appraisal process. When it came down to it, we knew he was always looking out for our best interest. If we had to do it over, we would absolutely hire ken again if you're ever thinking about selling your home, you should give him a call. Here's his info hand the dress hand stamped all done by ken with a conversation with his seller to the neighbors.

Do me a favor turn to your buddy and say you're doing that one right now give him the answer. It's insane ken! We did this six thousand dollar a ticket two-day mastermind with jay abraham myself and about 35 people in this room, and that idea was brought up over and over and as as it's so powerful to have. Somebody else write a letter selling your service from a satisfied. Customer, it's a no-brainer! Look at the next one mega open houses.

How do we turn one listing into three transactions? How's, your brains, working right now, guys, i'm going at you hard and fast. You guys: okay, how's, your energy how's, your energy, all right! Oh yeah! All right, you ready take a photo to do a mega, open house write. You have to recognize that there's three elements: pre at and post pre, a mega open house is not an open house. It's a party.

So i say it's a party prepare food and drink door. Knock, invites mail, invitations, email, every prospect you have and invite them run facebook ads invite on instagram, put them on next door and invite people there promote it on all the portals and put out 30 signs. If you were throwing a party, if you were throwing a wedding for your family, would you just like post it once on facebook? You'd send invites it's an event. It's going to be a party, it's a celebration, and this is exactly the same at work as a team.

You've got your bank america loan officer. You got your other agent, you got an assistant there. You stand at the entry. You stand at the entry turn to your buddy and say you stand at the entry you're, not hanging back there.

You're, like hey, would you mind signing in and your laptop's there or your ipad and they've got spaceo or whatever you use and they fill it out, and this is kind of cool and in real time your phone goes sting and you're like awesome, another lead and Then you ask the most important question: what is the question guys? It's right there. What do you ask? What's the question again and what, if they say well, i was just on zillow for the last, you know four or five weeks we keep looking at this property. We've heard it, we watched all the videos we just like wanted to see it face to face. How do you respond to that person versus? Well, i live three, you know three houses down and i just wanted to see what was going on.
Do you guys know that the grandmother died and we think she's in the basement right versus the? We were just driving the neighborhood, and we saw that this was for sale. We wanted to check it out. All three of those are very different people right or wrong. Guys all three, but if you don't have that first question: what are you doing and then obviously hey? What did you like and dislike about the home? You post it on social during the event you do all that good stuff and then post you shoot a bomb bomb.

Oh, my god, more videos turn to your buddy and say really more videos.

Let's keep going here's another one, oh by the way. I think this one got like five million views and so many requests. For i mean this has been shared like on cnbc. I mean this has been all over the world, because this guy doesn't do videos.

He shoots films that make properties come to life. This is just a little snippet of like a four minute listing video break it down. 14: 000 on three lots: five bedrooms with a loft game room and a gym and two bars for your gin, anthony pool for the swim check, the master so get in solar power off the grid. The views you've been missing. Tim smith, with now i got ta, tell you guys, first of all, clapping up for all three of those videos, so that video went so viral in our town, that in our community along the bay people, rent, duffy boats and cruise around and drink chardonnay and hang Out and literally on the daily duffy boats would pull up to that house in the harbor and start screaming. Hey tim teach me how to duffy tell your buddy. When was the last time you did a listing video that became a cult-like thing in your town.

Just tell your buddy last year, all right, let's keep going. Okay, get your phones out, because this may be late night homework. I would argue. If you want more listings, you should sign up for every referral site on the planet here they are i'll.

Make it easier here they are, you are getting a copy of the slides, but not for a couple days. This is like midnight tonight after the house of blues, or you just send your assistant right now and say sign me up for all these. I just talked to my buddy drew, who is the ceo of homelight right he's killing it got about 8 000 people getting listings. I got clients in this room that are doing tons of deals there all kinds of opportunities.

Tell your buddy real, quick, really, quick! All right! I would also add here's another one that you should be creating small videos that you are running ads on on facebook and instagram.
