I think he is a failure because he has so much debt. I think he is likely hurting after people are rushing out of California. I saw his video on how he and his wife make $7M a year- but in their bill break down they owe his dad money… why would you own people money making that much? OH BC YOU DONT MAKE THAT MUCH. YOU net LESS when you have debt. Also, if you have to pay for someones advice like real estate and all of his courses… its a bunch of snake oil.

He makes most of his money from youtube, talking about money, even videos about how to make money from youtube or how much money he makes from youtube, and then making money from those videos. The internet is weird like that.

Kevin is definitely not a failure ? Kevin has always said he was a buy and hold landlord ? He never intended to sale his assets. He is a moderately successful landlord and a extremely successful YouTube content creator… well done 👍🏼
This was a very fair and transparent video on meet Kevin. Kevin is recently more focused on his YouTube sideline which obviously his main source of income now. I follow him but he is starting to exhaust me on his stimulus vlogs. I miss his old school wedge deal tactics. But thank you Thomas for bringing this examination on meet Kevin. There is a lot of YouTube pretenders out there and it was nice how Fair and well balanced you were in the transparency of Kevin. 👍🏼

Great video Thomas, I like the point you make about property and stocks as it's my opinion that with property and stocks you need to be into them with big numbers £250k plus to be really making great returns. And with property the ideal would be to own properties outright, but that said to be geared at 50-60% does make sense as it greatly reduces the risk of getting burned. And you are starting to get the compounding interest to work more in your favour instead of it working against you.
Another super important thing as you mentioned is timing, as it really can make all the difference between failure and success, back in the 80's and 90's people were able to make themselves property millionaires just by buying and flipping properties. And in a lot of those cases they did not even have to do any work on them as the market was rising so fast.
One of the most important things when it comes to building wealth, that you touch on in this video is being able to create multiple streams of income. Thats the real way to be able to scale things and get the growth you need, and then you need to put some of that extra money to work and not have it all just sat in a bank account doing nothing.

I think you should do a video on ryan serhant, who is fully legit compared to this kevin guy. kevin is just your standard real estate broker and thats where he gets most of his income from. I would personally only class kevin as semi legit as an investor, cos I do not believe you should follow his advice on most of the stuff unless youre a total noobie, cos he does not get most of his income from his property.
Also, he self manages which cuts down alot of the costs, but if you were to hire an agent to do it for you, i feel alot of that income he gets would go down.
on the flipside, he is investing in cali, which is super expensive so his strategy makes sense for usa market, but at the same time, you would grow alot faster if you leveraged more of your money. Which again, he can afford not to do cos of the high commissions he's getting from his job.
I'm guessing he's building higher equity so he can pull it out later with refinance, which is smart if you wanna slow invest, but as a true investor, you will be better off learning from someone who has more skin in the game, and more experience with better property strategies.
