You should just be a hard money lender forever or look into buying mortgage notes instead of a flipping houses. All you do is put up the money and earn 12% without having to do any of the work. Basically passive income vs active.
What were the terms you offered? LTV? Points? Pre-Payment Penalty? From the video i'm guessing you are lending both purchase and rehab.
