Hey, what's going on team, it's ricky! You have my business partner here. Nick a lot of you have been asking. How did i meet my business partner nick and how did we scale so quickly? As the first month of 2022, we have over 10 house slips in the work, but it didn't start off this way. So what i wanted to first share with you is introduce to you nick paladino and how we specifically met.
What's up guys, i'm nick palladino, i met ricky in 2007. Actually i dm'd him on instagram and he responded to me in a very personal way with a video message which i thought was really really cool um. So that's how our original friendship and just like kind of relationship started back in 2017. I was still living in la at the time doing something completely different than one on than what we do right now is modeling over there, and i had an online personal training business and then we slowly kind of transitioned into what we do now.
Basically, i came out here in 2019 to buy my first property. I saw what he was doing with the stock market. I saw he was doing with investing um with hard money loans and everything like that, and i asked him to come stay for a weekend bought my first house. He mentored me through the entire way and that's kind of how our relationship transitioned into just the friendship into kind of this business partnership that we have now and one thing that a lot of people ask me through social media is the different either business partners that I have for the different companies that we run.
I literally met everyone through instagram right, and i think that's one of the greatest things is that instagram can either be something that you abuse and that can be very counterproductive or it can be one of the most powerful tools out there. A lot of you guys know firsthand. You know my instagram is down in the description. Nick's instagram is down in the description.
If you were to message any one of us, i tried to respond to the best of my ability within 24 hours, sometimes with a video message. Sometimes it's just a normal message, but i think that's the biggest thing and looking back uh, one of the things that i really want to share with you is what i think really led to our success already for 2022. So far, and a lot of it has to do with social media and we'll talk about that in just a little bit. So one of the things that i quickly wanted to talk about is which was our first house flip, and how did that kind of come about so uh lenny is kind of the mentor for both of us, so uh nick is actually under lenny's brokerage.
Uh he's someone that i used to fund hard money, loans for, and i saw lenny just absolutely killing it in the real estate market. I wanted to not only fund his projects, meaning put down all the money to buy and acquire the properties, but i mean i had the money right so then i reached out to lenny and i was like hey. What do you think about nick and myself, taking on our first house flip together right? You can kind of just manage us and trust me like when getting started. It probably would not have been as easy without lenny himself, so huge shout out to him i'll, put his information down in the description um. The great thing about that is that the way that we approach this house flip is that nick was still in l.a. That's where he still lived. I lived in arizona, but i have i had so much going on that. I didn't want to facilitate this entire project, so i was like i'll put up all the money, i'll acquire the property i'll put up all the money.
I'll put up all the money for also the rehab. All i need you to do is to delegate all of the work and oversee the project and the contractors. We were okay with this being a learning experience, as many of you guys might be as well, where we took on this project to solely learn. If we broke even and didn't make a penny, it was just it was a learning experience and it was something that was so exciting for us.
Not only did we turn it around for a profit, but we walked away with over 24 000 net. That's after paying commissions, closing costs and paying for the renovations now a question that we get asked so so often is: what is our largest house flip that we've ever taken on i'm gon na? Let nick take it away, so our biggest house flip that we've ever done was actually last year was about six months ago, and we actually found this deal off market through someone on social media who's, our good friend as well. We ended up picking up this property for 2.3 million dollars. It was our most luxurious house flip by far, and we had the anticipation of selling it at four million dollars with just a couple hundred thousand dollars in renovations.
This project, from start to finish, took us five and a half months. We ended up listing at 3.9 million dollars and from this deal we netted, after all commissions, all closing costs all renovations over 475 000, which still just blows me away. Thinking about that, and the thing that i want you guys to know is that um, looking back in 2021, which was the most proactive year that nick and i ever had, we were only actually flipping for about eight months out of the 12 months of 2021 and We're able to walk away with a net of over profit, that's not included, i mean that's after renovations, that's after the commission, that is our take-home. So we we cleared gross over millions of dollars right based off of all the products that we took on, and the thing that just blows me away is that in 2021, which was one of our biggest, it was our biggest year ever 10 projects.
For the start of 2022, how many projects do we have going on? We have nine active projects. We already closed two in the first two weeks of the year, so 11 total projects so far in 2022, which is absolutely insane we're already over halfway through our goal. For the year - and it's only been about six weeks in and one of the things that i need - you guys when it's literally the whole reason that we're making this video is that yeah people want to learn more about our successes. How we met one another. A little bit more about our business, i need you guys to know right, looking back and with the different people that we've been able to work with the different properties that we've been able to acquire. The reason. Not only did we have a successful 2021, but the reason we're off to such a great start for 2022. I swear is because of you guys, 50 percent.
I want to say maybe even more of our flips are brought to us by people that follow us on instagram people that follow us on youtube, and you guys just have to understand like yeah. We can try to make our company seem like a huge. I i just i i don't know about you guys, but i get so annoyed every single time someone tries to make their business look much bigger than it actually is. This is just nick and i i'm the investor nick facilitates everything when it comes down to the contractors and making sure the numbers make sense.
This is why it's so easy for us to work with active real estate agents. We we work with people that are working towards becoming agents. We've purchased properties from an asu student, that's 18, 19 years old - that just sent us his neighbors phone number that was interested in selling their property and we paid the guy, thousands and thousands of dollars. That's the world we live in today.
You guys need to understand where the value is. I can try to make. It seem like. Oh, it's all because of us, and we yeah, i mean we do put in the work and we do put in the time.
But at the end of the day we know that the only reason we got here is because we're able to work with and network with such like-minded people like yourselves, so if you've ever wanted to get into real estate. I don't care if you're about to become an agent we want to connect. I don't care if you are an active agent before nick and i used to view other real estate, investors and other real estate agents as competition. It's not like that.
The only way that we're able to like scale a network is being of value to one another: we've purchased properties directly through agents right and we're okay with paying commission at the end of the day. If, if that's the solution that you provide for us, that's a value to us, we want to pay for it. Let's say that you're someone watching this video and you're, like i don't have any money, but do you have or know anyone that's interested in potentially selling their house, we'll pay you for that? You literally don't need any money, that's where we come in as long as you are someone, that's either a proactive agent if you're an aspiring real estate agent. If you're good at finding deals sourcing deals, you can literally just even send us one and make a couple thousand dollars. It's just it's insane the world that we live in today. So i need you guys to know that it is so important, especially in this real estate niche right and it's uh actually ryan. That said, this very very well, where there's no ego in this industry, the only way that you can continue to scale and to be at that top level is, if you're, open-minded and wanting to work with other people, which is why again we're making this video. We want you guys to know more about us how we work.
We pay for everything cash out of pocket. We don't have hard money lenders. We don't need 30 to 60 days to close on a property. If you're interested in selling your house, then guess what we can close as little as 10 to 14 days as quick as title can move, we can get you your money, we've done, least facts.
We've literally done everything. It is that you can imagine an effort to be of value to the seller, but also the numbers have to make sense to us. So as long as we understand one another, then we can work well together. I think that's.
What i'm most excited about is that we're already off to such a great start, but we know with with how everything is going and having you guys on our side and being able to work with you. That's where the biggest value is so again, if you're a real estate agent, if you're about to be a real estate agent, if you're wanting to get into real estate. I would love to film a video once a month with one person that presents us the deal and, from start to finish, be able to showcase not just paying you your finders fee, but we've also given people equity into the deal, and you have to put no Money, that's where we come in right. So how amazing would it be that not only you get paid, but if you're interested you can shadow us throughout the entire process? We don't need a penny from you, we'll pay you to be there and you also get to learn how we facilitate these entire deals and then we share it on youtube. I think that's going to be my big goal for 2022..
