I am a student with no income(have a loan tho and saved up to 8k), but want at least some early experience in property investment in some way, if that is possible and reasonable. Is maybe buying a cheap small singlett worth? or keep studying and go in for the long haul? any suggestions?
So is the 130K a bridge-to-let loan?

Great Video and good advice. Between 2001 and 2006 I was incredibly frugal and plowed all my money into the London property market. This included not going on any beach holidays and even truning down some mates stag do's. So glad I did, as I'm reaping the beenfits year. Hard work at the time but well worth it, time goes by too quickly to be working for someone else your whole life.

How easy is it to get multiple B2L mortgages? I know with a standard mortgage you have to have some 'free cash flow after expenses' from your salary to cover the actual mortgage. Are there any caveats to B2L mortgages?
I own 2 properties – 1 fully paid off (and renting for £775pcm) and one I live in that I pay a mortgage on. I'm looking to do exactly what you talk about in your video in terms of re-financing and tkaing out equity for deposits on other B2L properties so great video!

Thomas…I'm afraid you have over simplified things a little bit. I've been in this game a while and whilst it is true to say that properties have increased 3 per cent on average that is against a back drop of a period of very cheap interest rates. There is if course no way of knowing how long rates will stay this cheap. As someone invested in London I don't expect to be seeing much growth in the south east for a good few years. But more importantly the strategy you are illustrating is a highly leveraged rinse recycle. Anyone following this strategy needs to be aware of the capital gains tax bomb implications that one build up by raising an ever increasing amount of debt against a property asset. I think it would be worth you explaining that in one of your future videos and this is something that needs serious consideration. The rinse recycle approach has trapped lots of investors who have bought under their own name now finding they are having to sell their properties because of loss of interest relief. These people are being hit with huge tax bills that exceed the equity left in in their properties.

I still don't get it how people accept to get ripped off by paying so much for coffee. I'm having 4-5 coffees (homemade) a day and they cost me a whopping £0.50
I think u need to consider the tax you'd be paying each year. True net figures would be a lot less. Especially as you can't use 100% of your mortgage as an expense.
How long have you been following this strategy and where are you in this journey?
Good video, the timings might be a bit tight to do so many deals in such a short time.
But will definitely work for some people
