    My advice would be to try to get your own sub-contractors to do as much of the renovations as possible. This usually makes the cost far cheaper, particularly for things like painting & landscaping.

    You definitely modernized the look of the house all together very common color scheme now days. The repaint on cabinets is quite expensive. You did a great job and your still coming out on top for sure. Also some of the minor stuff is very easy to do im sure guys could do some that stuff yourselves.

    I think you both made a good job of the property, the attention to detail outside really makes a difference, it's the first thing people will see when they visit and often people neglect the exterior when renovating.
    I would say you could save money on landscaping/painting the interior by paying friends/family or even some young apprentices. This would probably save money, but cost you in time. So it just depends what's more important. Looks really good anyway, just keep it neutral and ready for people to move in. If you have to replace things like taps/faucets, door handles, light switches etc. My advice would be to get something high to mid-range. The buyer will come into contact with these things every single day if they purchase the house and they will appreciate not having the cheapest stuff.

    I would stress to watch your margins!! Your purchase price should be 70%-80% all in including rehab. You need to buy at better margins. Real estate is so different than stocks, one bad buy can set you back big. You make your money when you buy. Other than that great job.

    Donโ€™t get real granite. They manufacture benchtops now to look like real stone. You can pick up a benchtop that size that looks like rare marble for cheaper. Add feature lighting throughout your house for an in expensive way to add a crap ton of value. Lights that focus on artworks especially and hidden led strips.

    You Spent to much. I have one guy that do all work, floors included. Took him 3 weeks charged me $1500. Total plus labor was $7600.

    So find one guy or two that would give you set price for interior/exterior painting with cabinets plus floors would save you guys 3 to $4,000.

    Yo Ricky, I ran into you the other day outside Target as I was leaving, it was a pleasure meeting you. I didnโ€™t realize how tall you are haha, youโ€™re like the same height as me which I wasnโ€™t expecting. The house looks great though – When I was growing up I started doing construction with my Grandpa when I was about 12 because he owns a construction company, and we always did similar styling interior-wise, the whites and grays are definitely the best looking interiors in my opinion. Keep it up my dude.

    Thatโ€™s a beautiful home. A way to save money would be by using the Home Depot and Loweโ€™s card for any material purchases. You can save hundreds with their card. And they have very lenient financing options. Also outsourcing things like the locksmith, granite installation, oven, microwave, and dishwater installation to local sole proprietors would save a lot. Quality of work would still be similar if not better. Bigger companies tend to charge more.
