Great video. I've been thinking about doing flipping out here in AZ. This video was very helpful. I can do most of the work myself interior/exterior. I think my only issue might be my purchasing power. I'll probably work on something small to start out but would be great to even help on a flip.

How much did you pay in capital gains and how do you calculate that into your profit margin?
Ok, one very important thing everyone needs to realize is that these guys acted as their own realtor and their own lender. Most regular folks on this deal would have to pay 6% in realtor commissions as the seller. There goes $16,500 off your 275k selling price. They would also have to pay loan origination fees and interest on the hard money loan. Budget 1k for origination fees and about 1200/mo for this (what I paid on my last flip). This brings your profit down to $14,500. BUT that’s also considering the unexpected 5k that came from the offer. Imagine if the house would have sold for the originally anticipated ARV of 260k? Less than 5k profit.
The kicker is when an appraiser comes in and knocks the price down after the offer was made, I never understood why appraisers even exist. If two parties make a deal on a car then the price is set but with a home it is all up to one guy or girl (appraiser)

Hired a leak detector. Just make sure you turn everything off in the house and then go look at hte meter. If its turning you have a leak.
The key to flipping everything is to get good at getting lucky or well timed.
