After having a few buy to lets, how do you scale up, meaning should we start investing in more high end strategies like serviced accommodations, commercial property etc.
I feel dumb but I don’t get this. If selling the home doesn’t cover the overall cost then how is this beneficial?

You should have just talked about acquiring real estate subject to? Subject to the mortgage? That’s the true no money down on how to acquire properties. I’ve been fortunate to acquire 3 properties with no money to the seller. I still hit the 👍🏼For the algorithm for you. Do your next video on subject to. Hi. Just heard you are an accountant. I’m going to be starting a Ltd company for BTL. I need to use a property account for this. Not just any account will do as you know for property. Optimise accountants sound great and Iv had paid advise from them but worried they maybe very expensive. If there worth the money then I don’t mind But I also don’t want to be ripped off. Any advice who I could use please. Thanks

The way I see it there is no way to really get into property with no money down as you explain, it's one of the myths these property Guru's propagate.
The reality for most people wanting to get into property is that they will need to save enough money for a deposit before they can even do that, in fact managing to save enough money for the deposit seems to be a life goal to some people now that's akin to getting their first car or a degree etc.
I do really like how you mentioned about working extra hours, or getting another job in order to make more money, or to budget by cutting out all the none essentials that money is wasted on. This was the gold in this video to me as if most people are starting off with nothing ways to pull in more income and being more economical with the money they have is the only way they will be able to move forward.
There is risk involved when buying property and there is no doubt about that, but as with anything doing your own research should at least reduce this risk as much as possible. And the worst that can happen is that it all does not work out, in which case you still end up learning a valuable lesson.
Though you are still quite young and still no doubt learning lots (as we all should as learning is a lifelong process) you still speak a lot of sense and are not like these scam Guru's who just make money selling the dream to those who think it's really easy to make money with property (or whatever else they are selling a course on Affiliate Marketing, SMMA, FBA, etc the list goes on).
Most importantly I can see you have the right mindset as there are lots of people in their early 20's who do not think the right way, at that age you have little commitment and time on your side. Then is when you lay the foundations for everything to come and making the right decisions about what you do is tricky as most people never have anyone there to educate them.
I always find it so ironic that we are taught about so many things that don't make a vast difference to our lives and are never taught about the really important things that can help us change our lives for the better.

Topic suggestions for you. Explain different investment wrappers…ie ISAs, sipps, regular accounts.and spread betting. 2. Perhaps different investment strategies….what to look for in companies when lets say value investing. 👍
