I personally prefer houses. Flats can be problematic depending and who else owns in the building. Also, I have had multiple experiences of flooding from the flat above. Also, extending the lease is quiet expensive if needed. Additionally, the management companies that’s takes care of the grounds and communal areas do not take care of the areas properly. The service charge can be quiet high and easily eats into any profit that you may make. Also, I personally think the flats are as good as the people living in the building People can be noisy or nasty or do not have any respect for each other or common areas. I have had loads of negative experiences with flats.
flats tend to have better yields . increasing lease tends to add value (although can be a ball ache)
Prefer flats – don’t need to worry about roof, exterior, garden, fences, drainage etc. If on long lease of course. Also better quality tenants for your money (let’s say up to £100k properties). Less hands on and allows to focus on finding good deals, and would say less competition
Great Video, but I don't think it's as straight forward as flats and houses. There's a huge difference between conversions and pupose built flats. A tyical mid terrace conversion that only has two flats has very low service charges, as there no communal areas to maintain. If you have a problem with the roof at least you can split the cost between the two owners. This is compeltely different from large purpose built flats with high monthly servcie carges and an external mangement company in place.
Great Video ! With a house as investment you won’t get sudden huge bills for works don’t to the building unless you really need to do work on your house ? With a flat there is constant additional expense with service charge and ground rent !
Another great video – been wondering about flats for a while, the fact that it is never owned is something to consider, but in fairness I would think that most investors/landlords will never own the freehold properties that they are buying, as usually they are interest only and they are re-financed to pull out tax free money and to grow other investments. I prefer houses for all the obvious reasons but have been thinking of getting some flats possibly for SA. How about blocks of flats vs houses? 1 roof, 1 building, several incomes vs 1 roof, 1 building, 1 income?

Another great video! I think an interesting video would be property investing via a limited company vs as an individual. Considering how tax laws are changing I've seen alot of landlords shift their investments to go through companies instead of direct themselves
