I’ve assumed 2 private loans, 12% interest only 3 years, 5k broker commission. Not a bad way to do flips. Working on my 2nd flip right now

Ricky I love the video! From my experience, from what many people tell me I should do the exact same thing except I bought a condo at 18 lived in it for awhile! If you get get in the habit of lending out that same amount $200K with a 12% guaranteed return every quarter. That’s an extra $96K/year. As mentioned below, I’d personally run the borrowers credit and categorize them on a scale of risk. More risk, higher percentage, low risk, drop the percentage. As well as keep a slight pulse (enough to be dangerous) if the housing market in your investment area. As you know, there are cycles everywhere. And a court case trying to get your money back becomes not worth it below a certain dollar amount.

Hard $$$ lender(s) are solid. Exceptional way to learn too. Have your name added to the deed (aka 'lien holder') – most important. Most hard lenders give the $$$ to the homeowner and/or GC (General Contractor) on a 'draw' basis. A % of materials and/or work has been purchased and/or work performed, then hard $$$ lenders pays based off that % of completion. I've done construction for house flippers dealing directly with the hard money lenders for payment plans. If you have any questions, just ask. BTW, will be joining your group next month.

How did you find that person.
The lenders make the most Ricky. The lenders have the risk. The borrower or flipper makes what left over after the close. He calls the shots, oversees the project and is always in contact with the lender for the green light. That’s usually how HML I’ve met worked.
Ricky Are you paying this almost $200,000 right out of pocket? You just had that money in an account? Or did you liquidate other assets to pay for this?
