Grant preach leverage and hes a sales men so he shows you have to go get it not be passive….but the money will come in passively

seems like you missed the murphy law part– anything can go wrong will go wrong and at the worst possible times- you must have back up cash- to deal with property…. tell the whole story—– this where positive thinking gets people in trouble– realistiic thinking keeps people safe but also able to explore the possibility of moving forward– negative thinking of course is suicide
You forgot to include the pmi for putting only 5% down. Never good to overleverage and you cant refinance to remove pmi until you reach 80% LTV. Also, in 30 years you will major repairs to pay for that will wipe out income.
