what is ricky birthday?
I'm actually getting my cdl license soon. only bill I have will be phone bill. food. which I think my truck company will pay phone. anyway. pretty much it. Aaand instead of blowing all my money on cars and motorcycles like in the past. I've actually thought about this hard core. quadplex as well. I'm only 27years old. so maybe by the time I'm 40 or 50 years old I could have 6 to 8 props of quadplex making 25 to 30k a year off each one IF I play my cards right and stay focus and put life on pause for a few years. retire at a SOME what younger age than most and when I get old divide the quadplex's between my child when I have them//they are at the right age//responsible enough to handle it on their own. but no one is going to read this anyway hahaha I'm just engraving it into my head because I have a vision and its going to happen. long lonely road ahead of me. sacrifice. At the end of the day I'm willing to do it though. respect to this dude. he's a very smart guy and seems to have a good heart. keep up with the video's man!!! Take care

Is your 'Monthly Expenses' figure inclusive of property taxes and insurance? Was this a weekday during business hours? If so then why aren't the people at work instead of milling about watching-you-watch-them? What will your property manager charge you ( including fees/commissions for tenant placement)? What will you be paying for garbage collection? Just casually watching your on-site footage I see graffiti, untidy wiring, litter&debris, moderate oil accumulation in the parking spaces, boarded up windows & a whole bunch of fugly satellite dishes. What do you suppose your vacancy rates would be? How much are you going to budget for keeping up with normal wear and tear ( flooring, re-roofing, leaky plumbing fixtures, broken appliances, painting, old counter-tops, etc ) ? What is going to happen to that $7,418/yr figure when you get an especially bad tenant who busts your walls up, floods the bathroom, destroys the fixtures etc?
Have you thought about putting $20k into a blue chip stock and selling covered calls? As long as you keep the capital in strong companies with decently priced premiums you can probably get a better annual return than putting $20k into a property. You probably won’t get the same equity appreciation over 30yrs, but options have no cap ex or op ex so it might actually be the same over a few decades. Just wondering if you’ve considered this.

I manage my fathers investments in the Los Angeles market. Our first and most important thing is seeing what other properties are renting for, and what is the median earning income for that area. It's definitely a sellers market in Los Angeles so finding a great deal can be very hard.
Waste of money buying that deal you need 16 units minimum to make it work in property

What taxation applies to those rental payments. Have you already taken that into consideration for you rough calculations?
Don't forget the Operating Expenses! Which is usually 50% off Gross income. Then you subtract the debt.

Real Estate kind of toppy but depends on market I guess. Good luck just be extra careful in choosing tenants. Rather be vacant then have low life inhabitants tearing it up and leaving in the middle of the night.
Ricky, you have to take into account unforeseen expenses, renovations, and expected vacancy when looking for new tenants. look at down side scenarios.
Did you watch the movie "The Big Short"? The housing market is very close to 2008 levels in the prices in some areas and that is not good for the buyers because loans are becoming too easy to come by. Protect your assets. Be careful with those promising numbers as there are pitfalls to be dealt with. No teaser rates or balloon payments Ricky? Rainy days do happen in AZ too.
