Nice to see you’re very excited for this deal. However, I’d be very cautious about it. You said 227,000 for deal 270,000 sell price leaves you 43,000 margin. After rehab and selling cost not too much buffer. Make sure to get proper inspection if anything major pops up you’re in the red.

I watch alot of HGTV shows and I think getting a house and doing a flip is not only great for the money potential, but great for leaving someone with a nice done house. Renovations take alot of time trust me when I bought mine it took 6 months and I spent 100 inside and 80 outside. It's alot of work. Alot of people want turn key ready!
