My uncle is willing to connect me with his friend wich is a Hard Money Lender and im planning to borrow money from them and fix it up with my savings? What wisdom can you give me for my first flipp?? Could anyone recccomend a budget tracking app. Im flipping a house with a my brother overseas so his contributtion will be mainly financial. A straight forward way to upkeep both budgets would be awesome but I havent found anything worth it. Simplicity and interface is a key aspect for me.

Epoxy resin countertops. Create that granite/quartz look for a fraction of the price. Done well they look amazing. Just an idea for future house flips maybe.

Ricky my one important question is if you can grow your account day trading 10% weekly, 40% monthly, or 480% annually (BEFORE TAX) Why spend any of that investing in real estate? If one were to start with $25,000 and grow it 480% annually; while re-investing the growth, they would be a billionaire within 7 years. Am i missing something????????????????

You asked for opinions on the granite countertops:
It may just be a regional style, but here in SoCal granite countertops are dated. I work in property management, and the new, more modern trend appears to be going quartz or quartzite (read: cheaper). It's a little more pricey compared to granite, but not a huge amount. It really makes the kitchen look upscale!

Granite contains radon. Any mild fracking could release this gas. It is a carcinogen. Radon will slowly escape from the granite. Those around granite may get a cancer like breast cancer. Women are more susceptible to cancer from radon as they are in the kitchen the most.
I suggest Corian countertops.
Granite anywhere is an irresponsible choice for anything.
Wannabe upper-Middle-class people love marble and its variants especially granite.
I don't know why people flip houses for resell, I just rented out 2 of the houses I flipped, but instead of renting the whole house, I just converted them to co-living room rentals, went from 2 bedroom 1 bath to 5 bedroom 3 bath on both houses, renting out 10 rooms on monthly contracts, all utilities included, I think that is the future in real estate, shared housing, especially in states like California and New York where nobody can afford to rent nor buy a home on minimum wage, so I'm never out full rent on evictions, always have a steady hugely profitable income for the rest of my life, the best recommendation I could make for rental flips is to tile everything, even the ceiling in the bathrooms, renters don't care about cleaning, tile makes it easy to clean mold, also renters don't look for luxury, but are willing to pay much more than the average monthly house payment, so that saves a lot of money on the renovations and increases profit yields dramatically.

If youโre doing schedules, look into project management to optimize the work.
Hey Ricky! Love everything you are doing. Listening to the main issue that you have had so far, it is an issue with what contractors call the โProject Master Scheduleโ. I would recommend making a generic one that you could use for every flip to know what you need to schedule first.
don't micromanage . do what you do best and delegate the rest.
