Anyone else live in Australia where $200,000 can't buy you shit? 😂 Here in Melbourne the land can cost you $300K+ and then the cost of the home comes later or if you want a decent home close ish to the city then it's $700K+ (wasn't taking into account exchange rates etc)

So just to dig a bit deeper. . after repairs / hidden repair surprises / holding costs / selling costs (i would assume you're going to pay at least a 3% buyer agent commission + your typical closing costs). . what do you expect your final profit to be on this at 250-255k arv??

I found that buying bankrupt commercial property that go to bid in auction with stores still active and lucrative, the best option, especially if you're looking for a consistent month income. Sometimes you can buy an entire shopping ctr for 80 grand.
One time I got on Zillow trying to find a house to live in and I came across a house that was going for 130k that needed not the much work done honestly and it was in a good area. I saw how much houses were going for in that area and they were going for 200k-250k+ that would have been a good ass flip if you tell me also found out that Tesla was building a new factory close to the area and the real estate agent told me that they were going to go up in value even more later on cause of that. I put in an offer offering exactly what they wanted they never got back to me must of have been to see if they get better offers. later found out they sold it to an investor for 90k cash
But when you take a shot you lose your bullet!!😂😂
