How does the title work out if buyer makes installment plans to the original seller, and the buyer sells it to a rent to own tentant?

Richie, you forgot to add property tax, home owners insurance, HOA if applicable, maintenance costs, loss of rent in between tenants, lawyer/contract costs etc. That money comes out your pocket unless you are dealing with some big time idiots that YOU are taking to the cleaners! Watch your back if doing this type of shady business!

Everything he said is true and a grest strategy but he didnt mention rehabbing the property a little to atleast rent it out. So hes not 100% getting the house for free. Maybe after the down payment he can get some money back depending on how much the rehab would cost. Great info tho

Hi Ricky, I like the concept and I like math. The buy side with PP $150,000 + IR 4.5% over 30 years become $435.42 which is half of $975 our friend is saying. I supposed it affect the profit side since the rent price wouldn't be realistic for $1575! Thus if the two fraction would be wrong it affect our $600 profit in the middle too. I believed there should be some profit at the end of 18 month rent but both fractions have been exaggerated.
How do you fix the house in order to make it rentable?
