Hey Tom quick question for you about this as we are now in 2023!! I have no active listings and am planning to reach out to FSBO's to ask if they will let me host an open house for them. Would you invest the money to make it an "event" if it is not your listing or would you still to doing the traditional… Lots of signs, door knocking, a facebook ad with the focus of getting some leads?

Old video, but so useful! About to host my first SOLO open house tomorrow and have the excitement jitters keeping me awake… Will chug that energy drink in the morning while I implement a few of these concepts tonight. The plan is to knock on as many neighbor's doors as possible before it's time to host the open house. Since I do not have iPads or a way to capture leads I decided to pick up a $50 gift card to give away in hopes to entice people on such short notice to swing by and to fill out their contact on a paper form… Need to figure out the best way to create this landing page and Drip campaign. You earned a SUB with this video as this was so informative that I am positive you have others videos on setting this up, but for now… I need to try to sleep!

Stinks Facebook doesn't let you target zip codes anymore in an effort to handle discrimination issues. I get it, but still. People in some zip codes just aren't buying beachfront homes.

How do you know who the ideal buyers are?
This is informative for sellers. Are open houses worth it? Whats the percentage of homes sold from open houses, maybe 8%-10%?. For me, an open house is a way for a realtor to drum up their business. Realtors spend most of the time in an open house marketing themselves. Don't become my realtor if you will discuss other potential deal or making contacts in my house.
