Thanks, Tom, this is our topic at our sales training tomorrow, so I'm gonna "R&D" and they'll think I know what I'm talking about!
But what if you still haven't had many closings? Or can't specifically say which problems you solve because you haven't solved many yet? I wouldn't want to fabricate something but at the same time, how can I sell myself in those instances?

As a new agent, I am using Craigs list as a lead generator… But I'm getting bottom feeders. The good leads come from Zillow. If you don't have a listing, how do you get good leads off the internet?

Tom , what about , USP=I help to sell properties to people who cannot pay their mortgages and face money problems and foreclosure due to the paralysis of the economy and the closure of their business in the covid-19 pandemic.?
Seller target question—>> What wording (relatively quick sentence) would you use, as a special service offered, if u have been co-owner if a successful, local, custom home building business for 21 years? I’m not a builder but I design plans, decorate homes and market the hell out of them?
