   ASSET is not NET WORTH. ASSET minus LIABILITY = NET WORTH.

   So if you have 200M ASSET, and 100M liability, the NET WORTH is 100M.

So even if the market only appreciated 3%, his property value may go up 20% after he made his improvements. He started buying into large multi family properties in Oakland early on and reinvesting the profits through a 1031 exchange, so he was investing more than 200k annually early on in his career. He always used leverage, so 20% appreciation would be a 100% roi.
