"In California you don't provide the fridge the tenants supply their own fridge." And the crazy thing is she is talking about a house which requires a full size fridge. So the tenants are supposedly supposed to transport their full size fridge everytime they move to a different apartment.
I live in California. That is not true. I never heard of a rental without a fridge. To not provide it would be being a slum lord .
As a renter, all the homes I’ve been in tend to have such low quality carpet that it is almost guaranteed it’s lifespan is gone by the year end lease.

Please don’t buy vinyl plank from Lowe’s better quality at similar prices exist. Also don’t buy from big box store go to distributors that are open to the public.
My landlord is a slum lord xD our sink leaked for months before he fixed it. And out plumbing is so fucked its not funny. It backs up into the house at least once a month at this rate.

I own over a hundred SFH's and it's all 3/4" oak flooring with porcelain baths. While you're replacing your flooring every 5 to 10 years I'm not. It's insane to put carpeting in rentals. We have 20-25 year old homes .. refinished hardwood, paint, new lighting, new vents/covers, new appliances, and regrouting. Selling the homes for top dollar. Otherwise refinancing tax free.
