    Hi Kevin – hoping you see this comment. I live in Delaware, which is a far cry from California. The price of a 2-3 BD house can range in the 80-160k range. It's much cheaper to live here especially with no sales tax. My question is, does that make it easier or harder to buy/sell real estate? I know you've touched on location and the general requirements like poverty rate, etc.. But it just doesn't seem up to scale with the kind of money you can make in other states.

    I have already gotten my money's worth from your REI Course. How? We rented, then purchased our current residence from our (former) landlord. I planned to "over-improve", like a NOOB, as you say… lol. Thanks to your REI Course and YouTube content, I realize this is already a "wedge" deal due to comps, equity, etc.

    So, instead, now I plan to do simple Cosmetic upgrades, then hold and rent it out, owner-occupy our next place, and "rinse/repeat" a few more times. Meeting with our former landlord / Realtor / RE investor in the next few days to get her help finding the first (next?) REI property.

    Before I found your info, I did not like or understand real estate. Your clear, concise, and detailed presentations bring clarity to what is, IMO, a complex topic. You are the first person to make me think real estate is interesting, understandable, and, … dare I say, "fun"?! Thank you!
