    I purchased a flip with my husband as our first home. I wish we knew what to look for during the inspection. 1 year in, we discovered a leak in the shower pan which damaged the sharing walls and flooring. Laminate flooring was installed with no moisture barrier, allowing the water to travel over the existing tile flooring under the laminate throughout half the home.
    $10k mold remediation, $2640 water mitigation, $10k to replace all flooring, $3k to install new drywall, and paint. And we haven't even addressed the bathroom put back, which will cost another $15k.
    All in all, we do not regret purchasing this home because it got us out of California to Florida 😀 We knew the market was hot and we needed to move fast. I just wish we better prepared for the inspection to ask for a mold assessment so we can negotiate the price.

    For newbies, be aware that this is a grossly oversimplified scenario. For one thing, you can't get a mortgage on an investment property without at least 25% down payment. Two, it's easy to see comps for house purchase prices, but it takes a lot of research to understand the comps on rent prices. The trick is to find a place where renting is more expensive than buying, but those places are less common because of this very type of scenario. Three, you have to remember that rent number he's using is supposed to be net income, not gross. So you have to think about costs for taxes, insurance, maintenance and vacancy when you're researching investments. All that said, real estate investing is a good tool for wealth accumulation. But it isn't foolproof.

    Iam a 100% disabled veteran , I also receive 265 dollars a month from social security retirement, so my total income is 3887.00 USD per month…my credit score sucks it is 524…do i have other choices than work on improving my credit score.

    You are giving Everyone the impression that if someone purchase a New Home that they will get a 10 Year Warranty… NOT TRUE!!! I am New Home Sales Person and have been for Many, Many years.

    You get a 10 year warranty on the Foundation and Structure ONLY. 2 years on Electrical and Mechanical.

    Only a 1 year warranty on limited items… Normal wear and tear is an owner’s responsibility.

    Please be specific and not throw out part truths.

    Using a VA loan stinks these are we have not been approved for a house because of what they feel is not a good home even though it is Rock Solid.
    If it does not meet the government's criteria you are not allowed to buy it.
    It has to be moving ready no matter what must have a stove a refrigerator and if there's a space for an over the stove microwave it better have a microwave in place.
    Found a beautiful brick home but due to the fact it needed to be treated black mold that was in the crawl space VA would not approve it even though we were willing to pay for it.
