In this video I tell you how to find a property deal to invest in or fix and flip. I'll be showing you how to use property portals such as Rightmove to find the properties and also tell you what items to refurbish and what to leave.
Firstly, its worth making the search criteria as detailed as possible when looking for a property to flip and not looking to far away. Be specific with property type, number of beds and price.
When INSIDE the property you should be looking for things that are 'unappealing' to young first time buyers such as red carpets, green/pink bath-tubs and old broken kitchens.
When INSIDE the property you want to avoid any evidence of structural issues or significant leaks/bowed ceilings and unapproved works/wiring.
When OUTSIDE the property you want to ensure it is in a good state of repair (and therefore wont need rebuilding), but just looks a bit dirty with algae or single paned windows that are easy to replace.
When OUTSIDE the property you should avoid 'yeah but....s' such as being next to a busy trainline/busy stores/rough area etc.
When it comes to finding a property to flip you should refurbish the visible things and the important things. But ensuring not to over-improve or significantly change the layout of the property (unless extending).
