Using Equity to Finance Property Investment can supercharge the speed at which you build your portfolio because you don't have to spend a number of years between each property, you can just draw down the equity in one property to buy another.

    Thomas. Honestly? In my personal opinion. Samuel Leeds has given me value. But I have been very skeptical in regards to his uploaded videos. What you have demonstrated on this video is the organic way to grow in property. You have given the blueprint to property success, explained in a plain manner where anyone could understand. I respect and rate you channel very much so and I see it growing strength to strength, sky's the limit and the way you come across is very professional. Keep up the good content because it's people like you who are creating small bubbles of wealth for individuals like me. In turn your really stimulating the different markets you speak of.     Just signed for my second house yesterday, had agreed to sell my first home. But I owned that outright so decided to remortgage it to a buy to let mortgage, and used that money for my new home. Result!!!

    Thomas, this scheme has one significant limitation – section 24. Because you use residential mortgage you own the properties in on your name and refinancing them all the time keeps you pretty laveraged which is a financial suicide in the section 24 context.

    Good video Thomas, it’s a strategy that works well when property prices are rising fast, but there is a danger that negative gearing can kick in if you buy at the wrong time.

    I think it’s also important to note that houses need maintenance and you should allow for some properties being void of tenants. I would keep at least 10-15 percent back to cover for these eventualities. Great video though

    If house prices drop you lose your deposit or equity released from your second one and it cascades and snowballs the opposite way the more properties you have! Glad you pointed this out at the end
