Watched a ton of videos into commercial RE and you just pointed into the right direction

  2. Avataaar/Circle Created with python_avatars Emily Seeger says:

I'm watching this in 2022. It's funny how you predicted businesses shifting to more of the online space. We had no idea COVID was going to be a huge driving factor in that. But you were right lol. I'm taking my real estate exam in TX tomorrow. Finger crossed that I pass. I am leaning toward commercial but wanted to hear what your thoughts were on commercial vs residential.

So it's 2021 and last year, millions worked from home, retail lost billioms and Graham was right, cheers

  7. Avataaar/Circle Created with python_avatars Giovanni Gaviria says:

you have a home at Marcus & Millichap Miami!

    Marcus and Millichap sucks anyway

  9. Avataaar/Circle Created with python_avatars Simple Market Knowledge says:

2 years later, he was right. Commercial Real Estate, especially the retail strip malls, are suffering. Riots and looters smashing stores of malls, restaurants, etc. Yikes.

  10. Avataaar/Circle Created with python_avatars Dan Taylor says:

There are so many advantages to get into commercial, if you know what you are doing. In UK you get tax advantages, less costs and much more time back.

  11. Avataaar/Circle Created with python_avatars How do says:

Interesting theory about commercial real estate, this is something Andrew Yang talks about.

Hey Graham, informative video. I recently made the transition from Residential Real Estate to Commercial Real Estate Lending. It's an entirely different beast. I'm analyzing financials, learning more about businesses, how they operate, etc. The general business knowledge that I've gained is incredible. Also, I agree with a lot of retail commercial real estate fading away, but that's just one sector. There's Office and Industrial real estate, which is growing and doing well. There's also self-storage, healthcare, medical & dental facilities, professional services, etc. There's many asset types in commercial real estate, and I doubt they are going anywhere. Also, I love that I'm working M-F during business hours. I get to spend nights and weekends with my friends and family. I'm no longer showing houses and working on the weekends. I also just wasn't a fan of driving from house to house, basically being a tour guide. Commercial real estate is a great skill to have, and a fun industry to be in.

Yet another helpful and insightful video.

    Hello Graham!
2 years later do you think that your theory on commercial real estate has slowly started its course to fruition?

  16. Avataaar/Circle Created with python_avatars TONE IV says:

I came here because manny koshbin invests in commercial and I wanted to see the differences between commercial and residential and which one is a better overall biz / more profitable

  17. Avataaar/Circle Created with python_avatars Luis Angamarca says:

Why do you not invest in commercial properties (6 units or up)?

  19. Avataaar/Circle Created with python_avatars Raul C says:

I work at Marcus & Millichap. Their training is above par and is focused upon the financial side. I came from the residential side at Sotheby’s which is more upon selling lifestyle. It’s emotional.

But you hit many points. Great content 👍🏼

It's crazy how i can brows your older videos that I have yet to watch, like this one, and listen to you talk for 23 minutes, actually staying for the whole video. Thannks Graham!

I was planning on going into CRE a few months back, and for the same reasons you mentioned, decided against it. I'm really interested in becoming an investor, and I thought that given the higher listing prices on CRE, I might be able to accomplish my financial goals faster, but the deals take longer, and every day you're not making a sale, your pockets are running dry lol. You should definitely do another Q&A vid or an instagram live sometime!

  23. Avataaar/Circle Created with python_avatars Ashfaq Sheikh says:

Another deeply enlightening video. It seems a lot of folks who are starting out in the RE real world are struggling. Makes me wonder about the health of the economy. A quick question: How long is the study period and what is the tuition/fee for getting a RE agent license?

I'm a total newb at real estate, but how do you get into leases (like you )? I'm not into door knocking either.

  26. Avataaar/Circle Created with python_avatars moeyo1000 says:

Hey GrahamStephan, I've been currently working on my career in finance, and in about five years, assuming I don't step in it, i'll be a financial advisory/investment banker. I know this isn't something that I want to do for long term, but quitting right now to pursue real estate isn't an option. So I was wondering what you would suggest I do, I want to try doing real-estate but my only days off are on Sunday's and school is about to start back up. Is real-estate something you can do part time on your days off? Obviously there would be work put in after hours on work days, but in terms of meeting with people and what not. Again, leaving the bank to pursue this would not be an option… And advice would be greatly appreciated.

  27. Avataaar/Circle Created with python_avatars MrEndzo says:

I think so many retail company fail because they use outdated paper and TV advertising and fail to innovate, e commerce is still just 8.5% of retail sales.

  28. Avataaar/Circle Created with python_avatars XPhanom says:

I had an interview today with an real estate agency and they are selling foreclosures 1 or 2 a month and %10 commission. The "boss" has only been doing it for 6 months and the office looks unprofessional, however he is opening a second a office, I get wierd feeling about this… Do you think I should take the job?

  29. Avataaar/Circle Created with python_avatars Mitchell. says:

Interesting to hear the differences with commercial real estate compared to residential. I agree with warehousing (online) that commercial is not going to stay as strong. Even food that lasts a while could be delivered so I don't believe grocery store will stay strong but that maybe a while though I agree that restaurants will do good in the commercial real estate long term. This format other than some editing is making good content that is easy to make these videos.

  30. Avataaar/Circle Created with python_avatars amskhan101 says:

What percent return per year is acceptable for a rental property?

  31. Avataaar/Circle Created with python_avatars Emil Hajric says:

You make some good points about commercial properties & more companies going remote. The guy asking you had some good questions

  32. Avataaar/Circle Created with python_avatars How They Do It says:

Commercial agents don't pick up at 6pm because their clients are businesses who work business hours just the same. No need to stay later
