Active listing count which is the count of active single-family and condo/townhome listings for a given market is plateauing. This is significant because yes month's supply is high, although that metric could be debated because it includes homes that haven't been completed yet, but if supply growth slows and we are near lows for demand, then what is going to happen over the next year? We must remember that unless you are an investor or have a second home, you need to sell your home in order to buy a home and we are seeing listings being removed from the market! This is why I've made videos explaining home prices aren't going to crash (20% or more)
I am expecting 80% sales drop, no one in the right mind will buy house now specially the bank tell you not to do it and refuse to give loans. there is no crash, inventory is terribly low compared to 2008. I just dont see it happen. yes homes will sit on the market for long time, but not decrease much.
