I have heard the best way to combat awful tenants is to establish a very strong professional lease! Thank you for this very informative video.
Watched this the other day and felt you were on the right track. Have a bud with 10 homes and he nurse maids a few troubled renters. ITS NOT WORTH IT. Ive told him, but i think he is in love with the control factor and enjoys having people to manipulate. Horrible waste of time. Nix any involvement and have handlers for those problems. Roll On!

Yes, I go thru extensive background check for my tenants.
I'm not exactly sure if arizona has something similar to this but you can put a clause in your lease agreement that your tenants must have parents cosign and guarantee the lease that way if the kid messes up the parents will cover for him because they signed the lease. If they don't, they both take a hit on credit. It really forces the parents to control the kids and the kids to behave.
I hope this one douche didn't make it so you're cold to others that aren't perfect.

biggest rule is to never rent out a property u love or even like………ive learned this………now if I rented again it would be with a property that I would be not overly concerned with. the potential for damage, loss, theft and other 'god knows what' are highly likely.

its a challenge not to harden your heart after these type experiences… if you cant read a persons energy patterns and habits, maybe get some references you can trust… been down this road Ricky, plain and simple some individuals are out to(agenda) freeload, scam and play games… references can help when you are on the fence with someones character– we can't deny habits and patterns, we all need a second and third chance but there must be a willingness and INTENTION to be honorable, especially with words and 'agreements'. thanks for the dark side of tenant issues– and reminder!
Are you credit checking perspective tenants? If they aren't paying other people they won't pay you either

Thank you for this video. I am planning to get an investment property and I will try to avoid these mistakes. I know these type of people exist and hope I never have to deal with. It would also be nice to know how you protected yourself and your investment
