3 Tips for Better Lead Communication
The federal government has made it mandatory that CRMs allow people to opt out of automatic text messages. There is nothing we can do about that, but also… why would we want to? Having people opt-out of our messages allows us to give more focused attention to the people who are actually interested.

Hey welcome back to this week in marketing. Today, i've got tom tool we're talking about one of the new rules that has hit us, which is all about opting out and giving people the right to not get text messages from you in the world of online lead generation tom for context for the people that Don't know you how many leads do you generate in a typical week or month from all the various sources, so people have context why this is so important to you. We have anywhere between a thousand and twelve hundred leads coming in a month at our organization. Okay - and this is you - know, facebook ads, google ads zillow kind of all the above right, google, everything yeah, okay.
So so what is the law that is now in place? And what do we need to know and what have you done with your team to make sure you guys are compliant and relevant and winning so the federal government is, is pushing this because i don't know about you. I've gotten a lot more text message solicitations. Just over the past two years alone - wholesalers, all that sort of stuff. So what what's happening is the iphone now has that opt-out messaging, a lot of the crms have to be compliant because they're going to get fined right, a lot of them all of them.
Well, i mean yeah yeah, they should be yes, yes, we hope, yes um, so they're going to have that opt-out language in there. So it's going to happen like we can't control this, the federal government's going to do what they're going to do. We have to pivot and and adjust, which is the name of the game. So knowing that's the case, a lot of people, they tend to want to text the lead first or you know they don't want to be picking up the phone and to me what we talk about at our team.
One of our principals is that we are a call first team. We literally pick up the phone call them. First people hear the sound of our voice. They know we're a real person we're trying to get them all they're still on their device after they hit the button.
Exactly like that. That's the name of the game, um so call. First, that's an easy way to solve for this, because a lot of people just want to text right away yeah. So that's number one.
Secondly, instead of just texting like hey tom, i just left you a message. Is there a good time to connect, send them a video right and do it through email or you can even send the video now now the thing is with the crms: it's the crm texting is what is compliant here. So i think, if you use like boom town or commissions inc - or one of these, though there's a number tied to it, and that's where the opt opt-out message comes in. If it's on your phone, that's a different story, my view is everything should be in the crm because you're going to forget, so this just to give people some some clarity, so you can get like a bombbomb clickable link right and you can send a video that Way like hey tom, it's tom tool here, blah blah blah and you can send them a video that way or email it.
So that's a second way to go about this, and the third is just let them know: hey, there's gon na be some opt-out language. Here, i'm not trying to spam. You i'm here to help you with your real estate needs and literally just be that simple, because these are the laws. Now, it's not that it's something that is protecting them. It's it! Well, that's the intention, but it's the law everyone's gon na have to deal with this right and and there's no. I haven't seen enough data yet, but my hallucination is the vast majority people go well. I asked for the information and i wanted it and the people that don't want to talk to you are going to opt out yeah. So really they saved you time.
Yes, anytime, you disqualify a lead, you're, not wasting time trying to convert someone. That's not going to convert or just doesn't want to work with you right. So first principle is we're a call first call. First second, one is always use, always use your crm because you're able to track and measure it that way, but do it in the form of a video first, and we all know 81 of consumers, make decisions after videos that they watch and what better way to Create that know like and trust i like his smiling eyes right.
Oh my god, he looks like me. Okay, he's a it's a human, it's not a robot. Yes, you check all those boxes um and at 1200 leads a month. That's a lot of videos, yeah yeah and i mean the whole point - is that you know we obviously have a lot of people working these and and all that.
But the point is that people want to see your face. They want to know they're connecting with somebody we're not in this virtual world anymore. It's physically enhanced, it's one-to-one communication. So if it's not in the crm, it didn't happen, yeah call first and use video.
It's that simple yeah, those three things. So that's a really great marketing hack um, as we wrap up this show. What's one other thing you're doing today in marketing, that's really working. So we are doing video cmas, i'm telling you about that, so we're recording our screen, we're using bombbomb or some other app.
You can use a million of them and it's hey. Here's your home! Here's! What the stats are. Here's the thing we're talking about, like the i'm looking at my laptop, and i see the video of you down in the corner that a bunch of our clients have done so. Yes, all right, so you're down the bottom narrating it does.
Everybody get the visual if you're, listening or you're watching it's you know, bottom left corner is a video of you and then they're. Looking at you know, whatever you're displaying, which is probably a map or here's your home or here's. What we're looking at inside the mls and you're actually displaying all that correct yeah, and you can send this to a lot of different people. You can send it to a buyer that has a home to sale that you're trying to build trust with right.
Imagine that, because you can't get in for the listing appointment, they're not ready to go there, you can send it to a past client whose home's value went up exponentially right. You can send it to someone that maybe it's like an expired or withdrawn, or a fsbo you've been trying to convert, and maybe they've been a little slow to get back to you, and you know: they're motivated, give them some value because so many people they want To go in and they want to close and just get the appointment yeah the way to use this and there's some good language around this, which is hey. Here's kind of what the range is it'd be malpractice for me to give you an actual number right now. So if you want an on-site evaluation, i'd be happy to do that, but give them some say that one more time that was so good, it would be malpractice for me to give you an exact number right now.
